what this was for? Bryan Gray: In September 2009, MediaCityUK became the first scheme in the world to become a BREEAM approved sustainable community by incorporating leading edge technology into this £500 million development – this is testament to Peel’s commitment to achieving very high levels of sustainability on the development. Phase I has incorporated many features to meet the BREEAM criteria, in particular using its greatest asset – water from the Manchester Ship Canal – to power, heat and cool the buildings on the 36-acre site. Buildings including the 216-bed-hotel and the seven HD and two audio studios will benefit from the use of a combined heat and power plant energy system known as Tri-Gen, which has many benefits


including reducing CO2 emissions. Media and creative companies are


typically heavy users of power and, in


particular, air-conditioning and cooling, so we wanted to incorporate techniques to make MediaCityUK as sustainable as possible. MediaCityUK gained credit under the Climate and Energy category of BREEAM Communities through the use of a tri-generation energy system. In comparison to a conventional approach where boilers and chillers are located in each building, the Tri-gen scheme provides a number of benefits including cost-saving phased installation, flexible operation and maintenance, adaptability for future proofing and changes in fuel sources. Sustainability goes much further than


this, however. It is all about people and their lifestyle. We need to encourage them to travel to work in a more environmentally friendly way and despite our having constructed the multi-storey car park on-site, we are doing everything we can to get people to use public transport, to cycle or to walk. In addition, by providing as many amenities as possible on site – supermarket, bars, cafés, restaurants, shops and medical facilities etc – we want to encourage them to treat this as a modern city. We are putting in new cycle ways,


cycle crèches and cycle stores. We have created a walkway into Castlefields in Manchester and we have set up bus routes to link the city to Salford and to the main university campus. We have
