Specialist New Build Departments

Howells is one of the few firms who have multiple new build departments in their conveyancing branches. At Howells, our new build departments consist of experienced and specialist new build solicitors that will give you a service second to none. We work with all major developers, both nationally and locally, with the majority of new build sites across South Wales and the South West recommending us. With offices in Cardiff, Newport, Swansea, Caerphilly, Bridgend and Talbot Green, wherever you are, one-to-one advice will be on hand at all times. Buying a new build property from a housebuilder is quite different to buying an existing property. There are different issues and timescales, so our specialist team of experts will work for you to ensure that the purchase of your new build home proceeds as quickly and smoothly as possible.

How Can We Help? We can help you in the following areas of the new build market: Plot purchases. No Sale No Fee Part exchanges. Buy to lets.

One of the region’s leading housebuilders is putting the mental health of its staff at the very top of its agenda by training two employees to become dedicated mental health first aiders. Persimmon Homes East Wales will hold mental health awareness days within its business and two employees will take part in a national training programme to become fully qualified mental health first aiders. Paul Curry, Persimmon’s national training manager is a fully qualified mental health first aid trainer and he will be leading the programme in East Wales, headquartered in Llantrisant.

“In the UK we are facing huge mental health challenges at work,” explains Paul. “Mental health covers a wide area and can include our emotional, psychological, and social well-being. It affects how we think, feel, and act. It also helps determine how we handle stress, relate to others, and make choices. “Our new training programme has been developed specifically for our industry and nationally we will train more than 60 mental health first aiders to deliver support to colleagues.” Research published by the Home Builders Federation (HBF) and conducted by the Construction Industry Charity Lighthouse as part of the HBF’s mental health awareness week shows that the construction industry as a whole is one of the worst affected by mental health due to the number of high-risk jobs. The research showed that a high proportion of employees have experienced mental health issues and many of them said that they have hidden the real reasons why they have been absent, illustrating that there is still a stigma around mental health. Persimmon’s regional managing director, Martin Smith, said: “As a business we take both the physical and mental well-being of our employees extremely seriously. “This new programme has been welcomed across the business and in the next few months we will be rolling out a further programme of mental health awareness sessions to key employees including managers and supervisors to help them recognise the signs of poor mental health amongst their colleagues. “There are many ways you can help look after your mental health. From keeping active to eating well or simply starting a conversation – we are determined to demonstrate to our team that there is always help available.”

8 Extensive local knowledge.

Discounts available for related sales/part exchanges. Fixed price guarantee – know exactly how much your conveyancing costs will be before you get started. We work with developers on a daily basis and understand their timescales. We completed the first Help to Buy case in Wales and helped to draft the initial paperwork.

We have no formal contracts with developers, as you are our client, yet due to our track record over the past 30 years, we are recommended by the majority of developers and national builders across South West England and South Wales.

With a large percentage of all existing clients come back to us this is even higher when looking at when we helped first time buyers and new build cases.

At Howells we fully support the Help to Buy scheme. Howells Solicitors were actually the first ever firm to complete a Help to Buy transaction in Wales. Our services is one of the most used by all Help to Buy Wales clients, as just our firm completes just over 20% of Help to Buy cases.
