Stand-out low carbon community heating project


Coronation Square, a collaboration between heat transformation specialist Metropolitan and Taylor Wimpey, will deliver a regeneration project for Leyton that provides a decentralised, low carbon heating solution at the heart of its community


T


he development is located 0.4 miles northwest of Leyton Underground Station in the London borough of Waltham Forest and consists of 750 residential plots and 9,000m2 of


commercial space. Metropolitan provided a Net Zero ready heat network, with additional utilities being provided by sister companies, GTC and Power On. Services provided included a gas-fired CHP (700kW) and a decarbonisation plan to install two 500-kW air source heat pumps (ASHP) as the wider development builds out. Initially the project scope was to provide a more conventional gas CHP-led district heating system, however Metropolitan worked with Taylor Wimpey and the Council to agree a future decarbonisation strategy for the site, incorporating ASHPs. This meant that the energy system needed to be futureproofed to accommodate the lower temperatures at which ASHP networks are operated. Metropolitan’s early engagement in the


project ensured that Taylor Wimpey had timely and appropriate advice to help secure their planning requirements including the necessary decarbonisation strategy required by the Council and GLA. The Coronation Square project was secured by Metropolitan in January 2022 and work started on-site in February 2022, with first heat required from a temporary energy centre from September 2022. Under the current programme, heat will be supplied from a permanent energy centre in Spring 2023. As well as the new homes, Coronation Square will include a new civic square, with a market hall and retail and commercial space for existing and new start-up businesses. The scheme will benefit from a new health hub and pharmacy, a sports


and leisure complex for indoor sports with community facilities and meeting-room spaces, and a pre-school nursery. Metropolitan has been engaged to deliver both the design and build as well as a 40-year ESCo arrangement for this scheme. Phases 1 & 2, supplying heat and hot water to the 750 residential dwellings, plus to the non-residential properties on site, are well underway. The energy centre will be sized to accommodate a further 1,500 units, should neighbouring land be developed in the future. The initial scheme will benefit from gas-


fired CHP (700kW), but as referenced above, Metropolitan is working closely with the local


authority and GLA on a decarbonisation plan to install two 500kW ASHPs as the wider development builds out. Andrew White, Metropolitan managing
