One tactic for businesses in this sector to adopt which can bring some short-term gains (and a long-term income stream) is to use their parking facilities as a means of driving revenue. At Bft Automation, we’ve been working with hotels for a number of years, helping them to overcome challenges around guest parking. For a business traveller or tourist, the ability to park next to your hotel can make or break a booking; having to carry luggage across town, battling with the crowds to get to the nearest carpark or getting caught in the rain in your morning suit is less than ideal. The same applies to a gym, spa or health club in an out of town location.


But the challenge for leisure businesses is to be able to provide parking without it being exploited by non-patrons. As a hotelier on the seafront, for example, how many people will use your carpark then disappear off to the beach for the day, leaving your paying guests frustrated at the lack of spaces?


The way to avoid this is to bring in a process which allows hoteliers or leisure managers a means of controlling who uses their carparks and when. And in doing so, drive income. There are a number of technologies on the market which can help business owners to measure and manage the flow of users in their carpark.

From automatic pay stations to exit stations and parking system servers, the systems vary in scope and cost. Some are suitable for small parking areas and others are complex systems for large car parks. If you are installing a parking management system there are a range of options to consider: the frequency of use per day, the size of the entry and exit points and the type of barrier control required (remote control unit, U-link, CCTV or remote station). You can choose a stand-alone or state-of- the-art wired system which can be controlled via the web with software that allows remote access. A manufacturer or installer will be able to advise on the right application for your premises. Parking as a means of generating revenue is, in our experience, often underexploited in the leisure sector, particularly by independents. Parking spaces are part of your rateable value so why not use them to generate income. Even with a minimal charge to guests, revenue generated from parking is both regular and predictable, with few overheads.


Many hoteliers may be put off by the thought of an up-front investment in parking technologies. But with the flexibility of a lease agreement, hoteliers can cover costs and begin making profit within a couple of months.


Parking management systems are generally straight forward to install for a facilities manager or on-site engineer, but they can also be fitted by a third-party installer. The installer will often offer an annual maintenance service for peace of mind too. Offering parking to guests is part and parcel of good customer service. And it’s an essential provision for guests with mobility issues. So, having a system in place which helps hoteliers gain control over who uses their carpark and when, means they can ensure that guests get priority.
