n miday we hosted what was our fi rst construction industry round table, uilding nsights , fi ttingly at the uilding entre in central ondon.


The events theme of Solutions for ompliance art  and beyond was timely, given that from  une, virtually all new housing developments will be required to adhere to demanding new performance standards. With the support and attendance of sponsors ecticel, Schock and Systems covering insulation, thermal breaks and glaing systems respectively, our cross disciplinary group shared a lot of key knowledge and eperience from tackling arts , F and , and looked forward to the Future ome Standard.


We were delighted to have hris arr,  of arr  arr uilders, rimsby  but also vice president of the Federation of aster uilders  on board, to give the S perspective. e didnt hold back on the problems, going as far to say as he would be lobbying for a delay to the  implementation of the Future omes Standard, given the challenges between now and then.


arr said that art  had already caused a substantial uplift to build costs, way beyond published estimates, and was around . e told the group that eemplar proects were needed now in order to demonstrate the way forward to other fi rms. While the ondon lan may be calling for a  further reduction on art s  emission cut, in the world of Ss, the costs are proving a maor hurdle.

The other maor issue addressed by our round table attendees was achieving the balance between art s emissions reductions, and therefore tighter builds, with the provisions of arts F ventilation and more pointedly,  the new regulation for overheating. The ury is still out on how it is going to be achieved using our current window systems, and aesthetic assumptions. hris arr said that what we really need now is uilding ontrol to sit on planning teams, to try and ensure that planners know what is really required, and how it has to affect the look of dwellings.


We also touched on heat pumps, an issue of national controversy given the allegiance to gas so many have in the , and there was some surprise epressed at the recent fi nding from the S uilding ost nformation Service that  of housebuilders asked said that they were using air source heat pumps to meet art  . The same survey however found that art  compliance had only added . to build costs.


This is interesting, given that people have suggested that improvements to insulation levels and including s might have been adequate in many cases to meet art , and that heat pumps could wait until the Future omes Standard. ut it seems that many are already grasping the nettle and binning gas preempting the ban on gas boilers in , whereas  were using a combination of heat pumps and gas in their new builds, and only a few were using only gas, plus  and etra insulation.
