Designed around two modulating condensing boilers offering energy efficiencies of up to 109 per cent net, and NOx levels of around 20 mg/kWh, the system has a combined nominal heat output of 15 to 119 kWat a water flow/return temperature of 80/60˚C. The package comprises boilers and safety valves, heating pumps, a condensate treatment unit, a pressurisation unit, heating pipework, isolating valves, gas pipework, pressure and temperature gauges, an expansion vessel, and a sophisticated control panel. Fully factory assembled and inspected, the actual installation of the package, involving connection to external services, inevitably required the heating system to the housing development’s 29 one-bedroom flats to be shut down. However, the meticulous attention to detail in the package design and implementation ensured that downtime was limited to half a day.


‘combi’ boiler The prefabricated package solution option is not, however, only available to larger healthcare facilities, as one leading manufacturer can offer an innovative condensing combination boiler that produces space heating and hot water from a cascade of heat engines and a tank, enclosed within a single casing. This imaginative system met the criteria of the Coppice Lea Care Home, in Merstham, Surrey. The facility provides residential and nursing care to 50 elderly residents, and the provision of a warm and comfortable environment, with constant availability of domestic hot water, are major considerations. burner modules, controlled by cascading ‘intelligent’ controls with a turn-down ratio of 15:1. The domestic hot water is supplied via a stainless steel 300 L storage vessel, providing a high recovery rate of 2,240 L/h through a temperature rise of 50˚C, with a maximum water temperature of 65˚C.


Integrated storage vessel The integrated storage vessel has factory- fitted temperature and pressure relief valves rated at 7 bar/95˚C. The control platform is able to provide outdoor weather compensation, built-in frost protection, hot water priority, and an anti- Legionella function for the stored hot water. The heating system serves the care home’s 24 bedrooms, as well as communal areas, and kitchen and office accommodation, with a total of 36 radiators, and 30 domestic hot water outlets.


All-inclusive During the conception and design stages of any healthcare facility heating system project, maintenance considerations will have a high profile, as the assessment of energy savings and reduced carbon emission levels will need to take into account whole-life cost. Although there are a variety of heating solutions available – likely to be made up of several distinct components – this does not necessarily mean that an individual maintenance contract will need to be entered into with a number of different manufacturers. There will, of course, be instances where separate suppliers are used, but in many others the various components will be provided by a ‘one-stop-shop supplier’, or the components may be integrated into a prefabricated solution. Reflecting its general proactive response to the transformation in practices and attitudes being brought about by climate change policies, the heating industry is helping its customers. Facing facts These practical examples, drawing on specific equipment and system solutions provided by Baxi Commercial, show that healthcare facility owners and managers can obtain information, advice, and assistance, when considering the options available as the impact of environmental policies is being assessed and confronted. Not least will be consideration of the various Government initiatives designed to encourage the integration of renewable energy sources at individual user level, although these are being seriously hindered by present economic difficulties. The important point is that energy and carbon-efficient solutions are available now that enable positive savings to be made, without reliance on central financial inducements being, or becoming, available.

Jeff House is the marketing and applications manager at Baxi Commercial, a position he has held for nearly three years. After serving an apprenticeship as a design engineer with a consultancy practice in Birmingham, he worked with other consultancies in the commercial sector before joining Baxi Group in 2000. He set up a New Design Department on the residential side of the business, developing it into a Group solutions provider. He has attained several vocational qualifications during his career, including an HNC in Building Services Engineering, and MinstLM (the Institute of Leadership & Management). Most recently he has become a full member of CIBSE, and represents Baxi Commercial and ICOM Energy Association within industry and CIBSE working groups.
