Summer brings a different rhythm to building operations, with changes in occupancy, environmental conditions and system demand creating both challenges and opportunities for facilities managers.

electrical stress Rising external temperatures increase internal heat gain and place sustained demand on cooling and ventilation systems.


Assets frequently operate closer to upper design thresholds, reducing tolerance for inefficiencies. Issues such as restricted airflow, fouled filters, degraded seals or declining component performance that remain latent under moderate conditions are more likely to present as reduced capacity, instability or localised overheating.


Plant rooms, comms spaces and other enclosed environments are particularly exposed to heat accumulation, especially where ventilation is marginal or not designed for continuous high-load operation. Targeted inspection and remediation including airflow verification, filter replacement, coil cleaning and confirmation of control setpoints supports stable operation and prevents avoidable energy escalation.

Rather than representing a slowdown, says Ric Martin, CEO Pinnacle Systems, the warmer months mark a shift in priorities, where planned works, security and fire safety, performance reviews and seasonal pressures converge. This makes it a key point in the annual cycle, influencing immediate building performance and readiness for the months ahead.


Air quality becomes more variable due to higher external particulate levels and increased use of natural ventilation. Filtration performance, pressure differentials and air change rates should be validated to maintain internal conditions appropriate to the building’s use.


Electrical infrastructure is subject to higher and more sustained loading from cooling plant and extended operating hours. Thermal imaging, load balancing checks and inspection of distribution components help identify hotspots, phase imbalance and early-stage degradation before they develop into faults.


Planned maintenance during low


occupancy periods Holiday periods and reduced footfalls create controlled access conditions that are better suited to intrusive inspection and remedial work. This enables a more thorough execution of planned preventative maintenance across mechanical, electrical and fabric elements without the constraints imposed by full occupancy.


Servicing can be undertaken with systems isolated where required, improving quality of work and reducing residual risk.
