Keeping the dirt away

Daniel Took, Head of Professional Product Marketing at Kärcher UK, explains why the PDIR method is effective for floorcare maintenance and how scrubber dryers are productive machines for keeping floors clean.

As innumerable feet pass over floors daily, the cleanliness and upkeep of flooring is an important aspect of any facility manager’s role. Improper maintenance can result in the accumulation of unwanted dirt, which can damage flooring and negatively affect daily users.

To identify appropriate floorcare and prevent unnecessary overheads, such as replacement flooring, finding an equipment supplier that understands your individual needs is the best solution.

As trained professionals in the cleaning sector, Kärcher understands what facilities managers need to do to safeguard health and safety standards. When it comes to keeping hotels and restaurants clean and ensuring that they retain their value, the four types of cleaning in the PDIR process – preventative, daily, interim and restorative – come highly recommended. From implementing cleaning methods such as PDIR to selecting the right machine, their expertise will translate to real-time results.

For instance, the PDIR cleaning method takes an outwards- in approach to reducing the amount of dirt trafficked into buildings. Up to 94% of all dirt entering the facility is brought in by users, necessitating a focus on the outside environment as well as inside.

It’s inevitable that some dirt will enter the premises and the correct equipment is vital to tackling it effectively. For open spaces, the scrubber dryer is a reliable and efficient solution that provides a high-level of overall cleaning, as well as an exceptional user experience. Scrubber dryers remove loosened dirt in a single pass leaving surfaces dry, clean and safe for users immediately.

There are different types of scrubber dryers available, depending on the size of the space. For large open spaces, ride-on scrubber dryers are most effective, due to their vast onboard water tanks. The B 110 R from Kärcher, for example, has two 110L tanks onboard, each able to hold fresh or dirty water. Suitable for more narrow spaces, walk-behind scrubber dryers are most effective due to their added control and manoeuvrability.

Added technologies, such as speed-dependent water dosing technology, make scrubber dryers an effective tool for daily cleaning with reduced water usage. This technology reduces the water flow when slowing or going round bends, saving up to 50% of water used. Reduced water use enables cleaners to cover a wider surface area with each clean whilst also ensuring a safe, slip-free working environment.

Scrubber dryers are made from robust materials that enable each model to withstand the collisions and bumps that may occur with daily use. The brush heads often feature a sturdy casing with an overhanging lip to protect the brush in the event of an impact. The addition of robust aluminium brush heads results in high-quality cleaning performance and low backlash, reducing noise levels during cleaning by up to 10 dB(A). The noise reduction makes it easier for users to work during extended and busy periods. Squeegees at the rear of the machine are often designed to be tear-resistant to ensure efficiency and enable users to work effectively for longer.

Kärcher’s ride-on scrubber dryers have built-in height- adjustable seats to comfortably accommodate the different heights and builds of users. These innovative machines also feature a tank rinsing system to support the 200L waste water tank and the Dose cleaning agent dosing unit, ensuring maximum efficiency when in use. The B 150 R Bp ride-on scrubber dryer has two side disc brushes, a 90cm working width and the latest-generation squeegee for optimal cleaning results and an area performance of 5400m² per hour.

Their KIK key system is particularly effective as it enables facilities managers to lock the scrubber dryers to pre-set functions and cleaning levels, making the machines easier for multiple staff to use efficiently.

With ever-increasing demand for high levels of facilities cleanliness, using the correct equipment will help to meet and exceed user expectations. Implementing the right measures alongside the right machinery will reduce the need for costly, labour-intensive restoration work by ensuring high cleaning and maintenance standards every day.
