Local agent getting high yields for landlords.


With their new office just opened in Cowbridge Road East, we spoke to owner Zahier Hassan to find out what makes Pure Properties stand out from all the other agents around the city, and get some advice for potential landlords looking to get involved in the industry.


How do you see Pure Properties against other larger established agents?


We all know our landlords personally, therefore we can offer them a closer and more personal service unlike larger agents, where landlords are continually speaking to various people and are unable to build a good rapport. Terefore the agent doesn’t understand the landlords needs and what’s important to them


Are void periods are a constant issue for landlords?


Not at Pure Properties. We have


lists of referenced tenants waiting for properties, so as soon as we know a property is coming onto the market we immediately start to speak to prospective tenants to arrange viewings By the time the property is ready to come onto the market we have already spoken to prospective tenants, arranged viewings, sorted references and arranged the tenancy agreement.


What advice would you give landlords about returns of investments?


Over the past years most landlords we have dealt with are happy to buy a property and let it to just one family. Although the ROI is above what you would receive from the bank or building society in interest most were looking at the capital investment which is what the house be worth in 15 years time against the original purchase price.


I’m glad to say a lot of my landlords have been taking my advice and looking into shared accommodation where rents can be more than double and as the investment gives such a high return the value of the asset is actually more than it was as a single let home. Obviously subject to planning permission and building regulations but our landlords have been so pleased with the service we have given them, as we have been able to double their returns.
