For many years my system, whereby a tenant with pets would pay a larger deposit to cover professional carpet cleaning and fumigation when they moved out has worked very well. Sadly, this has now come to an end and under the new legislation a landlord is not allowed to insist that these

You can of course have the carpets cleaned if the tenant has marked them to an extent greater than normal fair wear and tear but if they look fine, then you are stuffed. And don`t even get me started on fleas. Do you know that they can lay dormant for months, even years, before making an appearance? You can charge the tenant to have the

fleas are evident when they vacate, but you cannot retain the money to pay for it to be done just in case they are there but have not yet come out to play. I know from, painful, experience that you usually notice the little blighters when you return to the house after an absence and they are waiting for you just inside the door. The
