Who Has Time

For Meetings? The media has recently highlighted the delays and time consuming meetings clients are experiencing in order to prove affordability to obtain a high street mortgage. Two hour meetings where bank statements and spending habits are scrutinised are often the norm. We are able to arrange mortgages without the need for meetings thus saving time and money.

Remortgage If you are considering moving house or coming to the end of a mortgage product we will match your current circumstances and future aspirations with the most relevant of today’s mortgage products. An initial report will be produced free and without obligation, highlighting all the relevant costs and benefits.

Private Bank Mortgage

If you have your mortgage arrangements with one of the many private banks, the chances are you chose this option as your circumstances may have been a little outside the ordinary. Although extremely flexible, private banks tend to charge a premium over their high street rivals. Your circumstances

Large Loan Specialists

Many lenders have tightened their criteria and clients are now finding their existing lenders either unable to assist them or uncompetitive, especially for loans over £1,000,000. We have a number of mainstream and specialist lenders who are comfortable with large loans.

Top-Slicing For Buy To Let

Most banks have dramatically reduced the maximum borrowing on ‘Buy to Lets’ which usually affects high value properties where yields tend to be a little lower. We have lenders who will allow ‘top-slicing’, where personal income is used to top-up any shortfall in rent to achieve the level of loan required.

Interest Only

Traditionally, many clients have favoured an interest only arrangement where the regular monthly payments can be kept to a minimum and the capital can be repaid from lump sums or when the property is sold. Following the credit crunch many of these options were withdrawn, we are pleased to say we now have some excellent interest-only products available.

Depending on your circumstances PMS may charge a fee, for example for a mortgage of £250,000 their fee would be £500. Your home may be repossessed if you do not keep up with payments on your mortgage.
