Thinking smarter about controls… T


he Building Controls Industry Association (BCIA) is encouraging the industry to consider the importance of implementing effective building controls from the outset of building projects in order to meet current legislation.


Citing the ‘10-80-10 rule’ to represent the total lifetime costs of a building, whereby only 10 per cent of costs are invested at the design stage, while 80 per cent is spent on the running and maintaining of a building, the BCIA is calling for a change in approach from those in the supply chain at the initial stages of building projects. The remaining 10 per cent is accounted for in the demolition of a building by the way. The association says that by investing in an efficient controls


system at the start of construction, operational costs in commercial buildings can be dramatically lowered over the long term, while also helping to meet a wide range of legislation. This is of course the ideal scenario that developers of new buildings will hopefully be taking into account. The reality is that there are many existing facilities which only have limited control systems with partial automation, or ‘smart building’ capabilities, and many have none at all. This is where upgrading or retrofitting equipment and controls technology can have huge benefits and make a real difference to both the building running costs and comfort for the occupants. Ensuring existing equipment is operating properly and effectively is of course the first step towards running a more

efficient facility. For instance, there could be some energy savings to be made through the upgrade of HVAC systems and lighting before considering any intelligent building controls. Many buildings will be have a number of different control systems installed, so its worth considering whether it would be possible and cost- effective to bring these together and operating under a single building management system. In this issue we have the first part of our focus on smart building technology where we examine some of the options available, including the latest energy


monitoring devices, intelligent lighting technology and building management systems. With so much technology now available to either install or retro fit, there’s no reason why more buildings can’t become more efficient and sustainable, and ultimately more cost-effective to run, while at the same time meeting all the latest legislation, as the BCIA is advising.
