is that industrial washrooms are typically large. Instead of two or three stalls or three or four urinals, they may have several toilets along with several urinals. And more sinks will likely be installed as well.


So let’s assume one of our industrial washrooms has six toilets, six urinals, and four sinks. Based on ISSA time studies, the toilets and urinals should take about 40 minutes to clean. The five sinks add another 15 to 20 minutes. Plus all washroom supplies must be replenished and the floor cleaned. If the floor is heavily soiled, allow extra time for agitation, as referenced earlier, and to dump and refill the bucket and change the mop head. All of this means that each washroom will likely take at least 60 minutes to clean if not around 90 minutes, potentially even longer because there is always the possibility that the mop will perpetuate the dirty grout problem.


One option is to automate this cleaning process using a no-touch cleaning system. Not only is this time cut by two-thirds, according to ISSA, but it likely will prove more

effective as well. Using a no-touch cleaning system, fresh, untainted cleaning solution is applied directly to washroom fixtures as well as tile and grout floors. These same areas are pressure washed using fresh water. Along with rinsing, the pressure wash provides the necessary agitation to loosen and remove soils in grout and other areas. Also, there are no buckets to fill and dump and no mop heads to change, which is a time savings as well. The final step is to vacuum the just cleaned areas using the machine’s wet/vac. This leaves the washroom dry and helps ensure all soils and contaminants have been removed, including from the porous grout lines. Also, regular cleaning with these systems will keep the grout lines clean and will eliminate the need for restorative cleaning.


VENTILATION According to our cleaning consultant, there are two important reasons why proper ventilation in industrial washrooms is crucial. The first applies to your health. The cleaning solutions discussed earlier can produce strong – and unhealthy – fumes. Because these are large washrooms, the fumes may be even stronger. Effective ventilation will help remove these fumes as you clean.


The other reason is industrial washrooms are confined areas often without windows. This not only traps odours and fumes inside the


washroom, but it allows moisture to build up. As moisture builds up, it adheres to surfaces, especially the tile and grout floor, contributing to the discolouration of the grout in the floor.


Because of these issues, the cleaning consultant advised our contractor to suggest that ventilation systems be installed that blow fresh air into the washrooms. To achieve even more thorough ventilation, a washroom can have one system blowing fresh air into the space while another blower is removing it. The air being recycled helps prevent moisture from building up, which will help keep the washroom cleaner.


While the contractor did not discuss this with the cleaning consultant, another issue to address is cleaning frequencies. In some industrial facilities, washrooms located in office areas are cleaned far more frequently than in warehouse areas. However, if we were to perform a cleaning analysis, we would likely find the warehouse washrooms become more soiled during the course of the day than the office washrooms.


The customer’s client should be encouraged to increase washroom cleaning frequencies in the warehouse areas. If costs are an issue, reduce the cleaning frequencies in the office areas. This may even result in a cost savings and certainly healthier washrooms for the facility in the long run.
