Why not upsize with Help to Buy at Orion Homes’ Benton Park site?

Demand for Help to Buy at Orion Homes' Benton Park development in Horbury is demonstrating that the government-backed scheme is not just for the benefit of first- time buyers.

Many second-time and third-time purchasers have used its equity loan of up to 20%, which is interest-free for five years, to move up to a spacious detached home at Benton Park. With Help to Buy initial prices could be reduced from £284,995 to just £227,995.

Sales negotiator, Jane Adams, said: “Benton Park's three and four bedroom family homes are beyond the budget of the vast majority of first-timer buyers, so the high percentage of Help to Buy sales has been notable at this development.

The scheme has attracted a lot of homeowners who are looking to upsize and use the equity loan to reduce their mortgage percentage, thereby securing a mortgage with a lower interest rate and a deposit as low as 5%. This means that they can aspire to owning a home with more space and luxury than anything they could afford without Help to Buy.”

“Orion Homes' Assured Sales Scheme has also been a popular option for upsizers. Available in conjunction with Help to Buy, it's designed to assist people to sell their current property with an aim to sell it at a guaranteed price within eight weeks. We confirm a Guaranteed Market Value and a higher marketing price, based on independent valuations, and put the property on the market at the higher price.”

“If the actual sales price is higher than the Guaranteed Market Value, the excess is passed on to the purchasers, but if there's a shortfall then it will be paid by Orion Homes, as will all advertising and estate agents costs, subject to certain conditions. Homebuyers just need to place an initial reservation deposit at Benton Park and then pay the balance of the deposit if the Guaranteed Market Value is acceptable to them.”

Further information about Benton Park is available from the Sales Information Centre (open for enquiries from Thursday to Monday, between 11am and 5pm) on 01924 664971 or online at www.orionhomes.co.uk.
