29 A tale of two house sales From the personal experience of the editor


One of the biggest changes in the estate agency industry in the past few years has been the emergence of the no frills, low cost, internet-only estate agent. Dealingwiththissortof company often means paying your entire sales fee up-front with absolutely no guarantee of successfully selling your house. Their advertising boldly states you could save £1000s on a typical full service, high street estate agency package while receiving the same level of service.


So the big question is this; should you gamble on paying a lower fee up-front or employ the services of a reputable full service high street estate agent who only gets paid on results? As a way of answering this, let me describe two house sales that I have personally been involved in over the past 12 years. Sale number one in 2005 was an absolute dream. The property sold to the first viewers at full asking price. No problems or delays occurred during the conveyance. You couldn't have wished for a smoother sale and a lovelier couple who bought it. It was probably the easiest three grand that the agent made that year. Did I feel aggrieved at paying so much where little effort was required on the part


of the agent? Should I have felt aggrieved after all I could have probably sold it privately for no fee?

start the house selling process, absolutely no-one knows how it will go. It's a blank sheet of paper. There are so many unknowns and so many stars that are needed to align (as in my case)toget youthrough to a swift, successful completion.


By contrast, another house sale couldn't have been more different. 2007/2008 was not the best time to be putting a sizeable Gentleman's Residence in not the best town in West Yorkshire on the market. No complaints about the amount of interest, the number of viewings or even the number of offers though some were ludicrous/insulting. Regrettably, an offer close to asking price fell through just a couple of months in to the sale. Then the global financial crisis arrived. Overall it took 3 years, 4 months and a 20% reduction in asking price to get to completion. The agent worked their socks off and earned their fee this time around without a doubt. Even after the successful offer was received and accepted, the amount of effort put in by the agent to ensure it went through was commendable. Fast

forward to the present time, I wonder how one of today's discount fee agents would have handled such a sale. Would they really have put all that effort in for just £795 or £895 plus VAT? Would they have binned me off before the successful offer came in?

What I have learned from the experiences described here is this: Even with the benefit of hindsight, I would still place any property sale I was involved in with a motivated, full service, high street estate agent who I know will leave no stone unturned to get me the result I want at the earliest opportunity. An agent that will not lose interest once a buyer has been found and will see it through to completion. Estate agency is a service industry and a people business. Good service costs real money and it's not an area anyone seriously selling should scrimp on. A good, motivated and experienced estate agent will earn their fee.


Unlike with the new discounters, if it doesn't work out with your current agent, you can simply de-instruct them and move to another full service, high street estate agent

Sell for less but only if you actually sell


A supposed new breed of estate agent - the discount fee, no commission, online- only firms you may have seen on TV or heard on the radio is here to convince us all that, for years, we've been paying far too much to sell our homes.


They state their goal is to 'disrupt' the home selling industry by promising to do the same job as an established full service high street estate agent but for a much lower fee. Disrupting a service industry is notoriously tricky. There's usually a good reason why cutting the cost of providing a service doesn't work in the long run; existing competition has already depressed the level of charges that can be made. Estate agency is an incredibly competitive business and it has possibly never been cheaper to sell your home.


Low fee estate agents have existed for years. Anyone remember ASDA Property


Services who offered to sell your property for just £99 up-front? You'd think they would have cleaned up wouldn't you? Quite the opposite, they eventually folded leaving lots of customers out of pocket.

Even today there are companies offering a sales fee of less than £300 up-front Much less than any of this new breed.

Despite this low fee, they struggle to get a handful of instructions every month. The evidence, in the main, shows that the general public has always shunned cheap estate agency fees. We don't believe it' will be any different today.


Why risk paying your whole sales fee up- frontjusttoearnadiscount that mightbe a saving in any case? If you don’t go on to sell, there are no savings. Look to sell you home through a full service, high street estate agent onaNOSALE-NOFEE basis. It’s the best move you could make.
