BUYING PROCESS There are no restrictions on foreigners owning a property on the Greek mainland or its islands. However, in certain areas of architectural interest, renovation and extension works must be approved – and this can be a lengthy process. A ten per cent deposit is paid after an agreement to buy is signed. The draft document should include the buying price details and completion date, then you appoint a solicitor to work on your behalf. Documents are written in Greek and need translation. The balance is payable on signing the purchase deed before a public notary in Greece. A notary checks that the property has clear title before completing the sale agreement; expect to pay them one to two per cent of the purchase price. Allow 15-20 per cent of the price for all fees, including purchase tax (nine to 11 per cent), land registry fees (0.3 per cent of the assessed value), plus a sum for stamp duties and certifi cates.
