New Life for Cigarette Factory
There’s a new lease of life for the former Rothmans of Pall Mall cigarette factory near Durham

new owners and developers, Impala Estates Ltd, was carried out by contractor SSHG Limited of
Spennymoor, who were tasked to survey the badly leaking roof and recommend a cost effective
renovation that would totally waterproof the entire area, adding a minimum of another 30 years
life to the development. SSHG managing director, Linda Baddeley explains: “Extending over a
7 acres site, this huge old factory has been sub-divided into 11 mixed use commercial units of
varying sizes. The buildings structure appeared basically sound but the original metal decked
roof, which comprised of a bitumen vapour control layer with three layers of felt topped over with
fine chippings, was leaking in many places. This could have caused disruption to tenants, so
Impala Estates decided to act before this became a major problem. We knew that the old roof
could be repaired without the very costly alternative of having to be completely stripped and
re-built so we recommended the chippings were spread equally over the roof and made good
the areas that were particularly badly worn or affected by damage or corrosion.”
