PREPAYMENT A prepayment of 40%, plus a non-refundable administration fee of $85 is required. The remainder of your balance is due 30 days prior to your arrival.


Rental TERMS AND CONDITIONS


METHODS OF PAYMENT We accept Visa, MasterCard, American Express and Discover credit cards. Other acceptable methods of payment include personal check, cashier’s check, certified check and money order. Make checks payable to Beach Properties. Please remember to include your reservation number on your payment. All payments must be paid in U.S. dollars. There is a $25 handling fee for all returned checks. If a credit card is not used for booking and deposit, it will be required before the final payment. Beach Properties takes the credit card num- ber in case of damages or incidentals incurred that are not covered by, or exceed, the damage waiver.


CANCELLATION POLICY HOMES: If you cancel your home reservation before 90 days of your arrival you will forfeit $250. If you cancel between 90 days and 30 days of your arrival you will forfeit your 40% prepayment. If you cancel 30 days or less of your arrival date you will forfeit the full amount of your rental. VIL- LAS: If you cancel your villa reservation before 60 days of your arrival you will for- feit $100. If you cancel between 60 days and 30 days of your arrival you will for- feit your 40% prepayment, and if you cancel 30 days or less of your arrival date you will forfeit the entire rental amount. MONTHLY RENTALS: Full prepayment of 40% is due at time of reserving. Cancellations of monthly rentals are 90 days for homes and villas, prior to arrival will incur a cancellation fee of $250 on Homes and $100 on Villas. Cancellations or changes in your dates and/or rental property must occur prior to the cancellation period. There will be no refunds for early checkouts, no-shows, or inclement weather. Travel insurance can be purchased for 7% of your total rental and is highly recommended.


TAX A Town and State tax totaling 11% is added to all reservations unless the guest stays over 90 consecutive days. This is the current tax rate at the time of pub- lishing and is subject to change.


PEACE OF MIND DAMAGE PROTECTION Provides protection for any accidental damage or breakage up to $2,000 occurring in the home or villa during your stay when reported before departure. This non-refundable protection is required on all reservations and the cost is 4% of your base rental amount. Example: If you rent a property for $1,200 per week, the cost for the damage protection is $48.


RENTER AGREES To be responsible for any intentional damage or negligence resulting in damage to the premises, including damages to the furnishings and household items, which occur as a result of your occupancy, excluding normal wear and tear or accidental damage up to $2,000. An additional cleaning charge may be incurred if upon departure the property is inspected and found to require more than the normal check-out cleaning. Agent or owner will not be liable for any dam- ages to your property, nor liable for any accident that may occur to you during your occupancy in or on the property. Owner or Agent may re-enter premises at a rea- sonable time for the purpose of making repairs or for routine maintenance. Owner or Agent is not responsible for articles left on premises. All properties are non- smoking. We make every attempt to make sure the home or villa you’ve rented is in good working order when you arrive. If you do encounter a maintenance prob- lem in the home or villa, it will be handled in a timely and professional manner. The rental rate will not be adjusted due to any malfunction of equipment. Beach Properties of Hilton Head is not responsible for resort amenities such as scheduled pool and spa closures, etc. At the time of this publication, all home and villa ameni-


ties are accurate to the best of our knowledge. Furniture and accessories are subject to change as owners on occasion update their properties.


SECURITY DEPOSIT An approved credit card number must be on file in the name of the renter to hold as a security deposit in the case of damage or extraordi- nary cleaning after your departure. We inspect each property before and after all guest stays. If furniture is moved you will incur a charge to move it back.


GUEST Guest understands that should the property become unavailable for guest’s use through the sale of the premises or other disposition or owner occupan- cy of premises or other circumstances beyond the reasonable control of the rental agent, the agent may substitute with the best available, comparable resort accom- modations for the same period.


TRAVEL INSURANCE Protect your travel investment. When you purchase trip cancellation insurance you protect your travel investment if an unforeseen event such as illness or mandatory hurricane evacuation should occur. Trip cancel- lation insurance is 7% of the total cost of your rental and should be purchased at the time you make your reservation. WEATHER REFUND POLICY No refunds will be given for cancellation or interruption of your stay due to inclement weather.


HURRICANE REFUND POLICY No refunds will be issued for any situation arising from hurricanes including evacuations without Travel Insurance coverage.


EXPRESS CHECK-IN For your convenience we mail or email out your keys or code, car passes and directions three weeks prior to your arrival. CHECK-IN is any- time after 4:00pm – CHECK-OUT is by 10:00am on the day of departure. Renter agrees to scheduled arrival and departure times. We make every effort to ensure your property is ready by 4:00pm but we cannot guarantee it.


PETS We have a limited number of “pet-friendly” accommodations; however, pets are not allowed during the Vacation season or Holidays. This policy will be strictly enforced. If you are found in violation of the policy, Agent reserves the right to imme- diately cancel your rental reservation and occupancy of the dwelling. Additionally, Guest will forfeit all monies and incur a minimum additional penalty of $300.


KEYS/CAR PASSES You will be provided with TWO keys or a code to your rental property. A re-keying charge will be collected for lost or non-returned keys. A lockout fee of $45 will be charged if the lockout occurs between 5:00pm and 9:00am. The number of car passes issued is limited to the number of bedrooms for the property.


TELEPHONES Phones are available for your convenience for local calls. ALL LONG DISTANCE PHONE CALLS MUST BE CHARGED TO YOUR PER- SONAL PHONE CARD, CREDIT CARD, OR MADE COLLECT.


PROHIBITED VEHICLES Trailers, U-hauls, Motor Homes, Motorcycles and/or commercial or recreational vehicles are prohibited in the Plantations on Hilton Head Island and the Sea Crest Resort. NO watercraft trailers (boats, jet skis, etc.) are allowed into the Plantations without prior arrangements for dry dock and/or boat slip. Parking is not allowed on streets.
