Asbestos Surveys


Asbestos and asbestos related issues can conjure up some distressing thoughts and images. The truth is that asbestos is still the single greatest cause of work related deaths in the UK – thought to be responsible for up to 3,000 deaths each year. (Source: HSE)

For those holding responsibility for maintenance or repair for non domestic premises there is now a requirement un- der current HSE regulations, to ensure records are kept, maintained and reviewed, of the location and condition of Asbestos Containing Materials on your premises, i.e. to maintain an Asbestos Register.


In all instances Assist will always take a pragmatic approach without the use of any scare tactics to any projects you may be undertaking or any concerns you may have. The first issue to tackle will be to find out if asbestos is present – NB! You should always presume asbestos is present in materials unless you have strong evidence to the contrary.


Could you have asbestos?


Management Survey The purpose of the Management Survey is to locate and identify all known Asbestos Containing Materials (ACMs) and to record this information on a register. However representative samples are collected and analysed for the presence of asbestos, if a sampled material is found to contain asbestos fibres, other similar items will be strongly presumed to contain asbestos.


This type of survey is recommended, under the Control of Asbestos Regulations 2006 in order to properly manage Asbestos in your buildings.


Refurbishment & Demolition Survey


A Refurbishment & Demolition Survey is needed before any refurbishment or demolition work is carried out. This type of survey is used to locate and describe, as far as reasonably practicable, all ACMs in the area where the refur- bishment work will take place or in the whole building if demolition is planned. The survey will be fully intrusive and involve destructive inspection, as necessary, to gain access to all areas, including those that may be difficult to reach. A refurbishment and demolition survey may also be required in other circumstances, e.g. when more intrusive maintenance and repair work will be carried out or for plant removal or dismantling.


The survey is designed to be used as a basis for tendering for the removal of asbestos containing areas from the building prior to demolition or major refurbishment. The survey does not assess the condition of the asbestos other than to note areas of damage or where additional asbestos debris may be expected to be present.
