property transactions have increased by 2.2% in England & Wales, with all regions showing an increase, except for the South West where there has been a 1.0% decline in sales. Comparing the same three months July


- September 2011 with the preceding quarter April to June 2011, housing transactions have increased by a huge 23%, against an anticipated increase of 8% for the time of year. This above average increase in sales has been experienced across all regions, with the biggest gain of 29% seen in the South East and the smallest of 16% experienced in the North. Semi-detached properties have seen


the largest increase in sales over the quarter of 62% whilst, in comparison, terraced properties have seen sales growth of +10%.


Letting agency view Rents rose for the ninth consecutive month in October reaching an all time high of £720 a month according to the LSL buy-to-let index. While they have at last started to slow, rising by just 0.2% month on month, rents are now 4.1% higher than they were a year ago and the cost of renting is still rising annually at nearly twice the speed of the average salary. As a result it is really no surprise that rental arrears have risen so that 10.1% of all rent was either late or unpaid in October. As with the house price picture


however, it is not the same across the UK: rents increased the fastest in the South East and the East of England, where they rose by 1.5% and 0.8% respectively compared to September, while in three other regions rents fell on a month by month basis, dropping by 1.4% in the North East and the South West, and by 0.8% in Wales. The average yield remained steady at


5.3% while the average total annual return per property in October was 2.9%, compared to 2% in September. In cash terms, this was an average of £4,800 - equivalent to £7,689 in rent with a capital loss of £2,889 due to a drop in property values. n
