Headlines of late have been on the pessimistic side. It’s disheart- ening to read that gross mortgage lending is still sputtering and has only gone above £10bn in one month so far this year. Economic growth looks shaky and infl ation hit 4.5% in April. But in spite of these gloomy numbers brokers seem to be holding up. In this month’s Bigger Issue on page 26, we asked whether April’s royal wedding, late Easter and spate of bank holidays had hit business. The answer appears to be no, and that’s certainly been the impression we’ve had from brokers
we’ve spoken to. While you might think prospective buyers would sit on their hands worrying about the economic uncertainty still in store, in fact they seem to be choosing fi nancial advice.
Lenders are recognising this: after initially launching a 95% loan to value deal direct to consumer, Skipton extended its distribution to include intermediaries. It’s a fairly small win for intermediaries, but it’s a win. It’s not just mortgage borrowers who need guidance. The tough fi nancial outlook means intermediaries can help clients in a broader context to plan their money better in order to improve their affordability and guard against unforeseen fi nancial dramas. Let’s face it: life goes on unheeding of recession. People move jobs, lose jobs, get married, have children and die. When incomes are particularly squeezed, infl ation is devaluing people’s savings and unemployment remains a real threat, ensuring you have a plan B becomes even more important. Our power hour this month was recorded live at Manchester’s Mortgage Busi- ness Expo and saw our panel of experts debate protection. Brokers already under- stand the value selling protection can bring their business but pages 36 to 41 cover some ways to communicate the value buying protection can bring your client. Buying a house isn’t just the biggest fi nancial transaction of people’s lives, it’s often one of the most emotional. Brokers are used to dealing with clients on a roller coaster of emotion through the purchase of their mortgage. Our panel sug- gests using that experience to help clients understand why they should be think- ing about protecting their fi nancial future too. We know money matters and advisers are best placed to help people make the most of what they have. So go get ‘em.
