The new rear unit is a three-bedroom duplex. At 2,250 square feet, it is more than twice the size of the front duplex, which is the original cottage.


Keeping It Simple
“When you’re dealing with a home that was built eons ago, doing the scope of work we did, you want to start by looking at what you can reuse or redo,” notes Hardwick. “We wanted to show-case the building science principles that we apply to all of our work. And to be honest, that’s why we didn’t go in and use a lot of solar power or solar hot water things that are becoming popular now. We wanted to get all of the basic things right first the insulation, the durability, the overhangs. And the home, because it’s in an existing neighborhood, gets a lot of shading. That would have ruled out most solar features as options.”


Hardwick says he also honed his project management skills on this build. It became key to make sure that every trade contractor knew how his work fit into the bigger picture.


“A lot of times the actual guy on the jobsite is not the person who you spoke to when you hired them for the job. It’s one of the workers, and he may not be on board with whatever building science principle you’re trying to apply. One mistake in the chain of construction can negate the entire system.”


 


KEY GREEN FEATURES
> Siding. For optimal durability and less painting, the builder applied a Colorfast (prefinished) HardiePlank product.



> Faucets. The home’s low-flow Kohler faucets helped it to qualify for Florida’s WaterStar program.



> Reused Walls. About 90% of the original wood framing was reused, along with the plaster and lathe walls.


> Wood-Saving Flooring. To complement the salvaged heart pine floors in the original home, Shaw “Epic” engineered floors were specified.


 


DURASUPREME LYPTUS CABINETS
The wood used in these cabinets is certified to Brazil’s sustainable forestry standards. Lyptus is a fast-growing species, maturing in just 15 years, compared with 50 or 60 years for hardwood.
