Mixing Old and New
The builder’s decision to keep the original wood frame runs against the norm in much of Florida where concrete block construction is typical. But Hardwick notesthat this wood was well preserved because the home’s detailing kept it dry. He made sure the upgraded home adhered to the same principle. One of the reasons he put the home on post foundations was to prevent excessive ground contact.


The original heart pine wood floors also withstood the test of time. After refinishing with water-borne sealers, they took on a rich, classic tone. In the addition, Hardwick specified Shaws “Epic” hardwood with a waste wood core, and in other rooms he specified tile with recycled content.


The home was one of the first certified under Florida’s WaterStar program, in part because the lot has no permanent irrigation; a simple rainwater harvesting system consists of four 55-gallon drums. All the toilets are dual-flush models, and the faucets and showerheads are low flow.


The kitchen features low-flow faucets, along with Energy Star-rated Frigidaire appliances and DuraSupreme cabinets made from fast growing Lyptus trees. The Cambria countertops are made with domestic quartz, so they have a smaller carbon footprint than imported granite.


 


The new kitchen includes quartz resin countertops, Lyptus cabinets, Energy Star appliances, and an engineered hardwood floor with a core of post-industrial waste wood.

With extremely low air permeance (.001), RainDrop wrap has vertical channels that carry water away from wall cavities. Available in rolls up to 10’ x 150’, it also breathes to allow water vapor to pass through.
