The renewed purpose of Kingsgate House is an important part of the evolution of King Street as a true city centre neighbourhood. Traditionally dominated by commercial and retail uses, the area is now diversifying and changing to reflect an evolving high street. By introducing new homes into the mix, the development contributes to a more vibrant and sustainable local economy, encouraging longer dwell times and new patterns of use. A new ground-level entrance provides level access from the street, and a lift, installed in the original shaft, improves inclusivity without disrupting the historic envelope. Secure cycle storage in the basement supports active travel and reduces car dependency. Inside, the apartments and communal


areas reflect a consistently high standard. AEW’s interior designers chose contemporary materials and fixtures that complement the retained features and enhance the sense of space. Each apartment includes open-plan living areas, sleek kitchens and elegantly appointed bedrooms and bathrooms. The result is understated luxury with both character and comfort. Sustainability underpinned the design process, leading to an EPC rating of C –


a huge achievement rating in a heritage building. Energy-saving measures include secondary glazing, LED lighting, electric heating and a thermally efficient roof. Retaining the existing structure also cut embodied carbon by limiting demolition and reducing the need for new materials. Throughout the process, the team


worked closely with Manchester City Council’s planning and conservation officers, as well as heritage consultants, to ensure the design was appropriate and the character of the buildings preserved. This collaborative approach was essential given the complex planning context and the need to integrate modern systems within a listed and constrained structure. Despite these challenges, this was successfully realised by the team at RECOM Solutions.
