The conversion and restoration of Kingsgate House, a trio of historic buildings on Manchester’s King Street, has brought high-end residential living to one of the city’s most iconic commercial locations. Located within the St Ann’s Square Conservation Area, and incorporating a Grade II listed building, the Kingsgate House project was an opportunity to bring high-quality homes to a location steeped in architectural and historical significance. AEW was appointed by DTZ Investors and project manager Cogent BC to lead the design, which reimagined the upper floors of 58 to 66 King Street as 24 luxury apartments. RECOM Solutions was subsequently appointed to realise the proposals. Bringing residential accommodation to this part of the
city involved a considered change of use for the existing structure. This was coupled with the challenge of delivering a high-specification rental product that also preserved the historical character of the buildings. The result is a scheme that respects the past while supporting the future of King Street as a thriving mixed-use district. From the outset, the design centred on conservation.
AEW retained and enhanced much of the original structure, including the circulation spaces linking the three properties. These were reconfigured to suit residential use while maintaining logical movement through the building. Restored fireplaces, stained glass, traditional joinery and stonework now serve as key features of the new apartments. The scale and character of each building drove a bespoke design and delivery strategy. Apartment layouts respond directly to the quirks of the existing fabric, creating a mix of single-level and duplex homes. No two units are the same. Lightwells, internal windows and skylights bring daylight deep into the plan, while Juliet balconies in master bedrooms add quality and visual interest. Improving access and amenity was also a priority.
