The Regulator of Social Housing reports that in the year to September 2025, housing associations and other private providers spent £9.3bn on repairs and maintenance (a 10% rise on the previous year). More concerning is the fact that 

Clearly any way in which housing associations can reduce the maintenance burden is key. Here, Dillon Cilliers, Senior Product Manager at Valspar Trade explores how choosing the right paint can help…

When it comes to social housing interiors, it’s important to strike a balance between both design and function. Take walls as an example. As one of the largest surface areas within a building, it can take on a majority of the daily wear and tear expected in a busy family home. As such, it’s unsurprising that maintenance can be a big burden for housing associations, faced with the task of maintaining a quality, welcoming and safe home

environment, including between tenant changeovers. With an estimated increase in spending

by housing associations and private property providers for repairs and maintenance across 2026, it’s clear that greater care needs to be taken  and building products – including paint Durable and scrubbable Durability should be front and centre of any housing association’s mind when

it comes to a perfect paint formulation. For tenants, a durable paint can help keep a home looking better for longer, with scuffs or marks less likely to appear as a result of day-to-day life. While for landlords and social housing providers, durability can make changeovers between tenants far smoother, minimising the need for full- scale refurbishments or time-consuming paint touch-ups.
