Bauder successfully delivers ambitious flat roof project for SEND school


Multiple Bauder systems specified across four roofs to help meet performance, sustainability and education goals.


expertise and effective collaboration meant Bauder and the wider Pinn River project team successfully delivered a future-focused project that provides the following performance, sustainability and educational benefits:


- On-site renewable energy generation A


new-build in the London Borough of Hillingdon, Pinn River SEND School provides specialist education for pupils aged four to 19 with severe or profound learning difficulties, including autism and multi-sensory impairments (MSI).


Multiple Bauder systems specified


A variety of Bauder systems (including green, biodiverse and biosolar solutions) were specified for this complex education-sector project to meet demanding goals for renewable energy generation, carbon reduction, biodiversity, and thermal performance. These systems also supported the project’s requirement to achieve a BREEAM Excellent rating and comply with BROOF(t4) fire performance.


The Bauder systems specified for Pinn River all achieve the relevant CCPI mark which recognises that any claims made about them have been independently assessed for compliance to the Code for Construction Product Information (CCPI) across 11 clauses. For the project’s specifiers, this provided confidence in decision-making by offering reliable, unambiguous product information that can be trusted.


Meeting project objectives


The roofing design presented several complex challenges throughout the project. These difficulties were exacerbated by the need to install multiple systems across Pinn River’s four roof blocks, covering a total area of 3,500 m2

The PV arrays atop BauderSOLAR F XL and BauderSOLAR G LIGHT mounting systems generate on-site renewable electricity, reducing the school’s reliance on fossil fuels and lowering operational carbon emissions.


- Biodiversity Net Gain (BNG) potential


A biodiverse green roof was specified for Block B, providing a host of BNG benefits such as a more diverse habitat for local wildlife, urban greening, and adding to pollinator corridors that allow bees, butterflies and other pollinators to move safely between green spaces.


From an educational perspective, the biodiverse roof provides a “living laboratory,” offering Pinn River students an enriching learning experience by engaging with sustainability and environmental stewardship first-hand.


- Thermal performance standards


The project required achieving a thermal performance of 0.12 W/m²K while keeping insulation thickness to a minimum. This was accomplished by using a tapered insulation scheme, carefully designed to ensure all measurements were correct and workable.


- BROOF(t4) waterproofing and drainage


The client required a BROOF(t4)-rated waterproofing system with falls created in the insulation layer. This demanded close coordination with drainage engineers to align rainwater outlet locations and sump requirements. The reinforced bitumen membrane system achieves fire classification


BROOF(t4) required for a public-sector building of this scale.


- Fully accessible learning spaces


Accessibility was a core design priority. The terrace areas required a level, wheelchair-friendly finish. A resin-bonded surface installed on a rail system delivered a smooth, stable platform suitable for play, outdoor learning, and safe movement for all students and staff.


Managing complex logistics


With four distinct roof zones and the installation of multiple systems, the project required meticulous planning. Timed delivery slots, crane-assisted lifting, and close coordination between trades ensured safe, efficient progress on what was a busy construction site. The integration of over 20 rooflights to help optimise learning conditions added further complexity, which was resolved through precise detailing and on-site collaboration.
