study areas, five office spaces, a reception area, toilet facilities, and a staff breakout area. The exterior was elegantly finished with render and timber cladding.

In line with RIBA stage 2, Wernick Buildings developed an Architectural Concept that adhered to the project brief, allowing the Academy to explore various layout and exterior finish options.

Upon finalising the design and colour choices, Wernick Buildings proceeded with the essential services and groundworks onsite, while simultaneously fabricating the building at our factory.

“The whole project moved smoothly from start to finish. The workers on site were professional and reliable and we were kept fully informed throughout the duration of the project. The aftercare was excellent too, it was never too much trouble to come back and resolve any small issues.”

Wernick have also helped schools overcome reinforced autoclaved aerated concrete (RAAC) related challenges resulting in swift action to relocate students and staff.

Benefits of ‘offsite’ manufacture

Modular buildings are manufactured at specialist facilities while on-site preparations proceed simultaneously, effectively halving the overall construction timeline. This approach significantly reduces vehicle movement and personnel requirements by up to 90% compared to traditional construction methods. Consequently, there is less noise pollution, reduced disturbance, and lower carbon emissions from power generators and construction vehicles. Sites with restricted access or limited space also benefit from fewer site movements. When needed, modules can arrive with interior fixtures and fittings already installed, further streamlining the on-site setup process.

Permanent solution

Modern modular buildings no longer conform to the traditional “grey box” aesthetic. With a

range of external cladding options available, the building can blend seamlessly with existing structures or present a distinct appearance.

Typically, modular buildings offer a design life of over 50 years. With standard maintenance, they provide the same level of comfort as a permanent building. At the end of their lifecycle, modular structures can be repurposed, contributing to a reduction in overall carbon emissions.
