IN MODERN INDUSTRIAL BUILDINGS Industrial businesses are under constant pressure to make better use of their space
s stock levels shift and production requirements change, existing facilities can quickly become stretched, and creating additional space isn’t always straightforward.
As a result, more businesses are turning to temporary buildings as a practical way to respond. Whereas permanent construction takes time, requires significant investment and often locks a site into a fixed layout before future needs are fully clear, temporary buildings offer a quick, versatile and long- term solution.
DISPELLING THE TEMPORARY MYTH Contrary to the definition of temporary as something provisional or used for a short period, temporary buildings are frequently used for many years.
That’s because, in the context of buildings, ‘temporary’ describes how space is used and managed over time, rather than the quality or importance of the building itself. This means that a temporary building can support core operations, from storage and warehousing to production and dispatch, for decades, changing as the business evolves.
BUILT FOR REAL USE, NOT SHORT- TERM FIXES
For that to work in practice, the building has to perform like the rest of the site from the moment it’s installed.
At Smart Space, buildings are specified around the job they need to do, with different structural options depending on how the space will be used.
PVC roof structures use an aluminium portal frame with a tensioned cover, creating a durable, weatherproof space that can be installed directly onto almost any existing surface. This allows buildings to be put in place quickly and located where they’re most needed, rather than where groundworks allow. Steel roof buildings use a box steel frame to deliver larger spans, greater heights and a more traditional industrial feel, along with full compliance with building regulations. This makes them well-suited to heavier- duty applications and longer-term use while remaining fully relocatable.
Both options are clear-span structures, removing internal columns and allowing the space to be used properly for racking, equipment or vehicle movement. Buildings can be installed within weeks and brought into use quickly, with minimal disruption to the wider site.
A PRACTICAL WORKING ENVIRONMENT That flexibility carries through into how the space is finished and used.

We can customise flooring, roofing and walls depending on requirements, from a simple covered storage area to insulated roofs for stock, equipment or processes that need greater protection.
Access, lighting and internal features are also considered. Door types and positions, including roller doors, pedestrian access or forklift openings, are chosen to support movement through the space, while internal office areas or partitions can be introduced where they add value, perhaps creating a dedicated packing area alongside storage, or separating machinery from stock.
DESIGNED TO ADAPT AS NEEDS CHANGE
One of the key advantages of temporary buildings is how well they respond to change. Temporary structures can be extended as demand grows, with additional bays added to increase capacity, or reconfigured to support different uses. A space that starts as overflow storage can become a dedicated dispatch or production area as the business develops. Where needed, buildings can also be relocated or repurposed, allowing the space to move with the operation rather than remain tied to a single layout or location. This is what allows them to remain in place for years, supporting the business as it evolves.

RENTING SPACE AS A PRACTICAL DECISION
This need for flexibility is why, at Smart- Space, we offer the option to rent or buy your temporary building.
Many businesses choose to rent when demand is uncertain, project-based, or likely to change, perhaps to support a new contract, manage a period of growth or relieve pressure on an existing facility without committing to a permanent extension. Buildings can be installed quickly and used for as long as they deliver value - often for several years - helping businesses avoid the cost and constraint of unused permanent space.
RETHINKING WHAT ‘TEMPORARY’ REALLY MEANS
In practice, temporary buildings have become a reliable way to create space that works with the business, rather than limiting it. They support core operations, adapt as requirements change and can remain in place for years where needed.
Therefore, we view ‘temporary’ as less about duration and more about approach, giving businesses the ability to respond, adjust and make better use of space over time.
