Meeting high-rise


A


s part of the recent changes in The Building Regulations (Amendment) 2018, the use of combustible materials on external walls


is now prohibited. Legislative updates within the document state that materials used in external walls of high-rise residential buildings – those above 18 metres tall – must now achieve European classifi cation of Class A1, A2, s3 or d2 fi re resistance.


The challenge for domestic heating


In the domestic heating sector, current boiler fl ue systems are comprised of an internal polypropylene plastic inner duct which is considered fl ammable under new regulations. Therefore, current boiler fl ue systems are no longer deemed compliant for use in high-rise dwellings. All gas boiler installations in new build or RMI projects will have to be reconsidered if fl ue terminals are to meet fi re safety requirements. Developers and contracted installers across the new build and social housing sector now face the challenge of procuring and siting compliant fl ue terminals. Flue kits composed of fi re-resistant materials will be required to meet building regulations, but such a product has been non-existent on the domestic heating market.

Following recent changes to regulations, developers and installers must meet revised safety requirements for high-rise residential buildings. Anthony Watton, head of residential specifi cation at Baxi Heating, discusses how the new build and social housing sector can implement safer domestic heating for multi-storey dwellings


Baxi has introduced new Multifi t fl ue options among the Baxi Assure suite of products and services. For high-rise buildings in particular, the fl ues are the fi rst of their kind to be specifi cally designed in compliance with the new installation requirements imposed by recent regulation changes. The Baxi Multifi t range now includes the 1.8m Highrise Horizontal Flue Terminal 60/100mm and 2m Highrise Flue Extension 60/100, both of which are suitable for installation in buildings over 18 metres. Featuring extended lengths, the terminal is long enough to pass through thick walls or building cladding and can dispel fumes externally with reduced need for inspection hatches. The extensions are also interchangeable with standard fl ue terminals to support installers when refi tting fl ues to meet new regulations in RMI projects. To comply with updated fi re safety requirements,


Multifi t fl ues are coated with a fi re-retardant UV stable paint covering that can be run outside of the building. With durability in mind, the high-rise fl ue kits come equipped with aluminium exhausts to protect against condensation and prevent the exhaust deteriorating over time.


Flexible design


For optimum fl exibility when siting, all Multifi t fl ue kit connections come with positive screw fi xings and are available in a choice of lengths to reduce the


need for onsite cutting. Installers can also benefi t from a broad range of UV stable elbows and pipe support brackets to meet specifi cation requirements for more challenging installations. It should also be noted that when retrofi tting,


contractors and installers will need to terminate any existing fl ue and use appropriate components to install a high-rise compliant terminal. Without the right parts available, siting of new fl ue terminals may contravene gas safety regulations. To ensure full adherence, the Baxi Assure


Multifi t fl ues range also includes a High-rise Plume Displacement Kit. The kit off ers an all-in-one solution consisting of the fl ue, boiler elbow and wall sealing rubbers to fully equip installers when siting a terminal. Along with retrofi tting, the plume displacement


kit may also be used to redirect fl ue gases to safer places.


Multi-faceted solutions


Going forwards, the new build and social housing sector will have the means to ensure boiler fl ue systems for high-rise residential buildings meet fi re safety requirements. By providing an extensive range of fl ue kits that may be interchanged, Baxi Assure not only looks to off er relevant solutions, but also provide optimum fl exibility for tackling diverse domestic heating projects.
