OFFSITE CONSTRUCTION


I am convinced that offsite-constructed modular buildings offer the greatest possible flexibility for fine tuning the final layout throughout the development and delivery process, maximising the opportunity for designers to gather input of the client teams without hindrance to the overall programme. This was critical, as fluctuating intended uses for the upper floors would test the flexibility, agility, and responsiveness, of our design and manufacturing teams in a future development phase, as we would go on to install the building superstructure in phase 1 without a clear vision of the upper floor uses.


Pressing forward


Flexibility of the modular build system gave UHDB the confidence to press forward with constructing a three-storey superstructure prior to a final decision on upper floor use. The Trust’s confidence was born out of the knowledge that it would have a fully compliant operational 28-bed ward that met and exceeded current design standards open on time. Furthermore, the available development footprint would be used to its full potential, as the Trust would be pre- installing circa 2,750 m2
