CASE STUDY 1 – PRIORY SCHOOL, SLOUGH


When Priory School, in Slough, Berkshire wanted an estimate for the cost of replacing a 1970s-built prefabricated building that was no longer fit for purpose, they contacted CAM. Upon inspection we found the building was showing signs of the normal wear and tear you’d expect in a school environment, but that the structure itself was sound.


Therefore, instead of replacing the whole building – something that would have cost in the region of £130,000 to £150,000 – we suggested the refurbishment option. This involved upgrading the exterior, installing better insulation, repairing any internal damage and redecorating. The cost of this work would be less than £50,000.


As well as being a more affordable option, refurbishing the existing building was even quicker than bringing in a new one. The existing foundations and structure would all have had to be removed before a new classroom could be brought on-site. In total the process would have taken around 10 weeks. In contrast the refurbishment works were carried out during the six- week summer-holiday period.


During the refurbishment, a new main entrance porch was installed along with steps and a wheelchair-friendly ramp. New UPVC windows were fitted and the exterior was clad with cedar, improving the appearance and improving the insulation throughout the building. New UPVC fascias, gutters and drains were installed and the entrance and fire exit doors were also replaced, significantly improving the learning environment.

Christchurch C of E Primary School, Greenwich, needed an extra temporary classroom at short notice. Building works at a nearby school had been delayed and Christchurch was asked to take in extra pupils.


We were able to offer the school a refurbished, second-hand, prefabricated classroom which had been originally built and used by a school in Dulwich.


Working with the school’s surveyor, and following a site visit, we identified a suitable location in the school grounds for the classroom. We then developed a plan to provide all the necessary works for the modular building to be installed.


As this wasn’t replacing an existing building, the project included building new foundations, and connecting the mains services once the classroom was in place. Although the classroom had been used previously, the school was able to instruct us on its exact requirements, including new timber steps, ramps and walkways.


The works had to be completed during term time, so the health and safety of the staff and children was a top priority. To limit disruption, the majority of material and parts were delivered over the weekend.


The job required a 100-tonne crane, not something that’s easy to navigate into a small London school but, due to professional management from start to finish, it was completed on time and within the local authority’s original budget. The project cost less than £70,000, saving between £60,000 and £80,000 when compared with the cost of a new-build.
