GREAT TIPS FOR RURAL PL ANNING PERMISSION SUCCESS


Obtaining planning permission for your new home in the country can seem a nightmare, but it needn’t be. Here are some practical tips by custom home build expert, architect Garry Thomas, that will help you achieve your grand design dream.

Tip 1 – What makes the right location Location as well as design can often tip you into different planning considerations and categories with the powers that be. Understanding those fine lines can really make a difference to obtaining planning success. E.g. Your desire to build in a beautiful isolated location could be hindered under regular planning regulations if you are not actually sufficiently isolated versus whether you are close enough to a sustainable location and perhaps transport links. Confused? Put crudely, an outstanding location requires an outstanding design, and hand-in-hand these can be applied for under Para 79; part of the National Planning Policy Framework, Para 79 demands that the build must be exceptional or of outstanding architectural quality to warrant being constructed in its unique location. For more standard builds, if you are near a public transport or ‘sustainable’ network your scheme is more likely to win approval – even if it is outside a settlement boundary.


Tip 2 – Look up what’s getting approved Recent applications are a good source for information, as they help demonstrate what the council is happy to support, and what technical reports you need to help get your application approved. What is ‘appropriate’ development does vary, particularly when the Ward Councilor gets behind your proposal. Getting his or her support can help the planners interpret planning policy more positively and is often why applications that appear against policy gain planning approval.


Tip 3 – Engage the right expert It’s important to present your application well and provide Planning Officers with the reports they need to ensure your application is acceptable in planning terms. These reports can seem expensive,


however the application is less likely to stall and is more likely to win approval. Being sure to comply with ecology legislation is important too or you could end up with a fine up to £5000.


Tip 4 – Talk to your neighbours If your scheme causes disturbance to neighbours, it will attract criticism and negative comment – avoid this. You really should do all you can to bring your neighbours on board. Sitting down with your neighbour over a bottle of wine and discussing your needs and your development aims works wonders.
