We recommend both buyers and sellers speak with brokers as they will save a lot of money by securing the best rates on exchanging GB Pounds for Euros or Euros for GB pounds and they don’t cost you extra money in fact they can save you even more money by also offering free overseas transfers and beat the local bank exchange rates by some margin.

PROPERTY HOT SPOTS La Cala de Mijas beach town and surrounding areas are ideally located between Malaga and Marbella. Tis charming relaxed beach village has been transformed and is now fused with a rising number of classy restaurants along the beachfront and its beautiful wooden boardwalk which clutches to the side of the Mijas Costa coastline. Nueva Andalucia & Benahavis are also in high demand, known for their classy restaurants and quality property, only a stone’s throw away from the bustling and glamorous Puerto Banus Marina, but much better value for money and far enough away not to be bothered by the influx of noisy tourists in the summer.

BUYING ADVICE You really need to see a number of properties before buying, so you can get a real feel for what’s available in the different locations. It’s amazing how many clients are focused on wanting to be in a certain area, yet end up changing their mind halfway through their search process and buying in another area entirely. Tere are no shortcuts, websites provide good information but rarely portray the reality of the property or area. Many will disappoint, with some new developments displaying example photos of million euro penthouses, stating prices in the development start from just 300,000, but obviously with a 300k budget, the photos are not going to reflect in any way what you will actually be viewing. Also, in some cases photos simply can’t portray the true beauty, size or surroundings of a property, so you really do need to spend a little time explaining exactly what you are looking for.

SELLING ADVICE It’s a great time to list your property for sale, as although viewings / sales drop during December & January as many start turning their thoughts to Christmas. It’s also the time that many thousands of clients throughout a cold wet Northern Europe will be sat in front of their computers trawling through properties they plan to view in the traditionally busy selling months of Feb to May.

So, if you are thinking about selling, I recommend you contact an agent asap to list your property for sale, because even though an agent will quickly load all their new properties on their websites, it oſten takes a month before a new listing gets captured by popular internet search engines, such as google. Most good agents will also send their properties to the best property papers and lifestyle magazines 2-3 weeks before they actually go to print. So again, to make sure your property is featured and seen by thousands of potential buyers during the build up to the busy selling months, now would be the perfect time.
