IS YOUR PROPERTY LEASEHOLD? IF SO


1. Check the number of years left on your Lease. If less than 65 years you could


have difficulty selling your property quickly. Some Lenders would be unwilling to grant a 25 year mortgage on a house with a short Lease. Making a sale in the current climate extremely difficult


2. As the years reduce on your Lease the amount you have to pay to buy the freehold increases. There is a procedure where you can fix the price of the freehold by taking certain steps.


3. If you leave buying your freehold until you are about to move house you could end up paying more, as you will be under pressure to agree a price with the Freeholder. You will not have the time to negotiate a reasonable figure on your terms which could be less that the freeholder wants.


4. If you own a Leasehold Flat or Maisonette the same would apply unless you purchase a Lease extension.
