Where’s hot on the Costa del Sol at the moment?
La Cala de Mijas beach town and surrounding areas are in high demand. Tis property hot spot is ideally located between Malaga and Marbella which is one of the reasons we moved our head office there a couple of years ago. Tis charming relaxed beach village famous for its evening markets and chilled lifestyle, has been transformed and is now fused with a rising number of classy restaurants along
the beachfront and its beautiful wooden boardwalk. Clutching to the side of the coastline past Torrenueva and Miraflores all the way to Riviera del Sol, featuring Marbella quality venues like Elliott Wright’s Olivia’s restaurant by La Cala beach and the beautifully refurbished El Oceano & Max Beach Restaurants along with many others. So if you are thinking about selling in or around any of these areas please contact us asap, we already have buyers waiting to view sensibly priced properties. Nueva Andalucia & Benahavis are also in high demand. Known for its classy restaurants and quality property, only a stone’s throw away from the bustling and glamorous Puerto Banus Marina, but much better value for money and far enough away not to be bothered by the influx of noisy tourists in the summer. Both Benahavis and Nueva Andalucia are high on our buyers wish list. We desperately need more 3 & 4 bed luxury villas in these areas between 1 to 1.5 million Euros and I have a number of clients waiting for an unfinished villa or refurbishment project to come on our books, that they can buy for around the €600k - 800k region dependent on the state of the build/property. We also have buyers waiting for luxury resale 2 & 3 bed apartments between €200k - 450k.
What about selling property on the Costa del Sol?
Certain months are historically always good months for sales, however, funnily enough it’s the slower months that are the best time to list your property for sale! During November to January the amount of serious clients viewing drops as many start turning their thoughts to Christmas
organisation and costs. Clients tend to put viewing trips on hold until the new year, however, many thousands of clients throughout a cold wet Northern Europe will be sat in front of their computers trawling through properties they plan to view in the traditionally busy selling months of late January to June, until many once again turn their attention to their summer holidays during July and August. You would think that with so many millions of tourists visiting during July and August that this would be a great selling time, but we oſten find that although many of them will want to do a couple of days homework on buying a holiday home, they are only dipping their toe in and correctly want to enjoy a luxury break in their favourite destination. September is when most return on serious viewing trips focused on actually buying their overseas dream. So, if you are thinking about selling, I
recommend you call an agent during November to early January to list your property for sale, as although they will quickly load all new properties on websites, it oſten takes a month before a new listing gets captured by popular internet search engines, such as google. Also look for agents that also send their properties to property magazines that are well picked up like Property Mail, as lots of potential purchasers will be looking at your property. So again, to make sure your property is featured and seen by thousands of potential buyers during the build up to the busy selling months of February to June, now would be the perfect time to list your property. If on the other hand you are a serious
buyer and want to buck the trend, as many speculators do, viewing properties during the quieter sales periods could be a great idea, as you should get to see a larger choice of properties as they are not selling so quickly and also you may even get a better deal if the owners are not getting so many viewings.
