Adding value to your home or just for Get all your legal questions answered with our resident solicitor
your own pleasure By Allen Maddock, from Halcyon Properties
Your property is probably the biggest investment most of us make, so investing in it to keep it up to date will always be a safe option. As project director dealing with new builds and refurbishments on the Costa del Sol for many years the following questions are regularly asked
Q A
Will it add value to the property if I update?
Firstly are you planning to stay for sometime or your planning to sell?
Two main areas that buyers are looking for are the kitchens and the bathrooms. If they need updating, and you are staying, choose what you like, as it is you and your style, plus your own budget. If you are planning to update and sell, you do not want to put your own personal style, and you need guide by a professional on the budget that does not make it unrealistic to get you investment back with the sale. We have all flicked through those magazines and seen adverts of well styled homes and fallen in love with a concept, which means they are doing their job, but everything comes down to personal choice, something definitely to think about when investing changes to sell.
Q A
Our windows are single glazed and in poor condition.
Many older properties here on the Costa Del sol have single
glazed windows. Before doing anything with them, always check with your community administration to see what restrictions there are. Replacement of same colour and size normally requires no permission, opening up larger aperture and changing frame colour are rarely allowed. Popular choice if you have patio door is to install bi-folds, which allow you to open the area to the terrace, great for entertaining, and feels like an extension to the outdoors plus very secure. Tese can be a good investment to your property for yourself as well as future buyer.
What with?
Q A
Very popular now is to tile your floors Answer yes you can tile over marble,
but you need to consider where the new floor ends, IE doorways, steps and doors would need reducing slightly for closing etc. You will end up with metal or wood strips to finish where the new raised floor stops, so although this can be done considering the above prior, my advise would always to seek a professional as well as seeing their previous work. Underfloor heating especially if you are here in the winter months is the way to
Floors lots of marble comes to mind, do we change it? Can you cover it up?
go with your floors, great investment, economical for your expenditure on bills as well as a good selling point in the future. If you are thinking of changing your floors that is the right time to underfloor heat.
A Q
We need to decorate as considering to sell in the near future.
Decorating is always essential and in general it is part and parcel of
your maintenance, keeping it in good condition, but if you are thinking of an early sale, Don’t do anything outlandish is my advise, keep colour natural, giving your purchaser a blank canvas when viewing. When selling your property and thinking of potential purchasers, if your property is completely refurbished to your taste, it makes your home unique to you and although we like to think our taste is exceptional, it generally reflects our characters and life would be boring if we all liked exactly the same thing. You always need to give your future buyer some ideas where they can put their own stamp and their vision into a property to make it their own. Don’t fall foul to completing everything for them as they may not see beyond your wonderful home to create theirs. When choosing contractors, always ask to view their previous work and ask for genuine references. 20 years of serving the Costa del sol we rely on recommendation.
