Castle Rock was settled more than 150 years ago in the central foothills of the Rocky Mountains, its initial growth related to a healthy mining in- dustry. Today, the community greatly respects its heritage, landscape and “quaint” downtown section, which is home to a population of approximately 100,000. The Promenade site alone was originally zoned for 1,400 residential units and 110 acres (1.4 million square feet) of commercial development, with up to 13 acres dedicated to open space use.
While the town desired smart, controlled growth, the developer presented plans for even less den- sity than the zoning allowed and more outdoor communal areas. The proposed professional de- velopment plan recommended repurposing 130 acres planned for commercial use to instead accommodate 312 multi-family units and 19 acres of open space. Alberta Development also proposed one cohesive parcel instead of multi- ple mismatched developments.
Scaling down plans was not the only selling point. The developer and the builder, W.E. O’Neil Construction, set impressive goals for
the comprehensive interior and exterior design of the site. The massive size of the property equates to about 125 football fields. In total, crews have moved about 1.5 million cubic yards of dirt. The team’s next step involves constructing independent shopping
centers
unified through architecture, craftsmanship and landscaping.
Rustic-contemporary building designs provid- ed by Galloway Architecture achieve a modern ranch-style feel perfectly suited to the commu- nity’s prairie- and mountain-village atmosphere. Natural stone and recycled barn wood in mod- ern arrangements are used throughout and are topped by zinc-seamed roofs with gables. Retail storefronts mimic country house front porches. Using a natural color palette and local materi- als, the project achieves a familiar, fresh appeal.
