DEVELOPMENT TO DELIVER HOMES, JOBS AND TRANSPORT IMPROVEMENTS

A large scale development on the outskirts of Cardiff will provide much-needed homes in the city as well as creating more than 1,000 jobs per year, the developer behind the scheme has said. Persimmon Homes East Wales were granted outline planning permission to build 1,500 new homes, a large park and ride, a business park, shops and a school at Creigiau, off junction 33 of the M4. Martin Smith, managing director at Persimmon Homes East Wales, said the approval comes aſter years of negotiation with the council and other consultees, including the Design Commission for Wales, to ensure the delivery of a high-quality development. Mr Smith said: “Tis is a significant development which will bring homes and employment to the area for the benefit of all. “Tere is a real need for new housing in Cardiff and this project will deliver 1,500 high-quality homes to the city, including up to 30 per cent of affordable housing through a mix of on and off-site provision. “Te site will provide around 420 direct construction jobs per year over a 12 to 15 year build period. On top of that, it would provide around 630 indirect and induced jobs per year of construction. Tis will be a massive boost to the area. “Te business park will be a destination for research and development and innovative businesses looking to locate to South East Wales. “Furthermore, the scheme includes provision of a new primary school on site and a significant contribution to improve nearby comprehensive schools.” Te 1,000-space Park and Ride is a key infrastructure project within Cardiff and the South East Wales region. Mr Smith said the provision at this site off

the M4 will assist with the council’s aim of achieving a 50:50 modal split by 2026 by encouraging more people to use public transport to travel into the city centre. Te scheme has been designed to safeguard the provision of the proposed South East Region Metro System, which would run through the site.

A new transport hub/interchange will link the Metro, Park and Ride and Business Park together. Existing ecological and landscapes have been sensitively integrated into Persimmon’s master plan and new play facilities will be built in the form of two sports pitches, changing rooms, a multi-use games area and numerous equipped areas of play.

Demand from home buyers outstripping

supply - Now’s the time to sell Says Allen & Harris

If you want to sell your home in 2017, now is the time to get your property on the market according to local estate agency Allen & Harris. As part of its national network Sequence, Allen & Harris has recorded 12 buyers for each new property coming onto the market since the start of the year* and, with so many motivated buyers in the market, is advising customers to take advantage of the heightened competition for properties: “Now is a prime time to sell your property as high demand continues to outweigh supply,” says Matthew Barrett, Area Director at Allen & Harris.

“The new year is typically a time when people start making plans for the future, and we have seen an influx of people registering their interest in a new home, vying for properties to buy. Indeed, our data suggests we have 8% more registered buyers than last year.** Sellers should make the most of this active market and look to instruct an agent who can place their property in front of the most potential buyers and reach the best price.” If you have a property to sell and would like to arrange a free market appraisal on your home, contact your local Allen & Harris branch.
