Beth, one of the property guardians, believes the idea is perfect for people such as herself. She said: “This sort of lifestyle isn’t for everyone, but this is a really cool place to live. My housemates have transformed their rooms into small studio apartments. As far as safety, this place is very secure. There is an entrance which is secured with locks and someone is always here to keep a watchful eye on things. If you don’t have any long-term plans, this is a great way to live.


Living as a property guardian in the Birmingham school means paying £220 pcm which includes all bills and council tax. For a group like this who don’t work a typical Monday to Friday job, a gig is never guaranteed and because of that, a steady income isn’t either. Being able to pay such a low monthly rate means that when their diary is full, money can be saved so bills can still be paid in quieter months.

when no one is around to monitor and maintain the premises.”


Beth continued: “Tenancy is not flexible enough for our profession, but by being a property guardian we can move on short notice. There is also much more space in the properties that are available which you otherwise wouldn’t get in the private rental market, and the social side of things is amazing.”


Having been proactive in protecting their property, Birmingham City Council has not only saved on the costs associated with vacant property crime, but they have saved hundreds of thousands of pounds in the way of traditional security methods. Because property guardianship comes at a low cost to property owners, they don’t need to worry about dishing out more than their budgets allow.


Simon continued: “When protecting a property, you need not always have to look at traditional methods such as fencing off the property and hiring security guards around the clock. Property guardianship is a great way to ensure your property is protected and well-maintained and all at a low cost. Even if you own a property that has open land which is inhabitable, we have other affordable solutions which can work just as well or in parallel with guardianship.”


It is paramount that properties like the school building in Birmingham are protected. There are far too many empty schools around the country which aren’t effectively managed and protected, which are costing property owners and local councils a great deal of money in repairs.
