QUALITY SERVICE From the Kent, Birmingham and Northumberland bases, the Daikin Applied Service division offers full after sales support for the maintenance and repair of any manufacturers’ HVAC equipment, chillers and air handling units throughout the UK.

With 24/7 engineering support nationwide, Daikin Applied Service can tailor comprehensive preventative maintenance to suit individual site requirements. For instance, planned preventative maintenance removes the day-to-day worry of maintaining HVAC systems by ensuring that equipment is operating at peak efficiency, in order to enhance its operational life cycle and help avoid expensive repairs and replacements.

Emergency call-outs are responded to within four hours, ensuring that any equipment failure issues are dealt with quickly and efficiently to keep client operations running smoothly.

COMPLETE SERVICE AND

ENERGY SOLUTIONS Monitoring temperature and air quality and controlling humidity are fundamental aspects of maintaining exceptional productivity in the workplace by keeping building occupants and visitors comfortable and safe.

Where HVAC equipment repair is not an option, Daikin Applied Service can provide a total service and energy solution to include energy efficiency packages, self-financing and performance contracting. This total service incorporates managing plant replacement from project inception through to design, installation and commissioning, plus building energy rating surveys, as well as building management system (BMS) and lighting advice to optimise the site’s overall efficiency and performance.

EXEMPLARY RETROFIT AND REFURB AT MEDIUS

HOUSE, LONDON Daikin Applied Service was called upon to conduct a chiller survey

at Medius House in Soho. The equipment was deemed as not operating satisfactorily and in part was also posing a health and safety risk. Ultimately, the system had to be worked on immediately to prevent any other serious complications.

The issues affecting efficiency and operating cost of the chiller system included amongst others, circuit malfunctions, very dirty inner coil surfaces, inoperable motor stator windings, worn clearances and star gates, defective EXV stepper motor and control boards, liquid injection, refrigerant leaks and damaged compressor economisers.

As some of the equipment was obsolete and some parts had been in use for over 16 years, project completion would have been delayed due to very long lead times for rebuild. This was not a challenge for the Daikin Applied Service European technical team in Rome, as they were able to research, develop and manufacture bespoke chiller upgrade retrofit packages that enhance energy efficiency and performance throughout the system.

Following on-site discussions with the client, Daikin Applied Service carried out a retrofit on a number of the chillers, integrated new controllers with the existing building management system, deep cleaned, decommissioned and refurbished equipment, which meant that the chiller system then qualified for government contribution.

Since commissioning, the site has benefited from increased energy efficiency and cooling capacity (by up to 30%), enhanced equipment life through extended warranties at no extra charge, reduced carbon footprint and operational costs.

EVEN THE BEST CAN

BE IMPROVED This case proves that older chillers can benefit from modernisation and upgrades in order to optimise operational efficiency, and to ensure that equipment can continue to provide years of dedicated cooling.
