YOUR LOCAL BUILDER
MANY of us diet and detox in the New Year but have you ever thought about giving your home a similar health check? To keep houses in tip-top condition NHBC, the UK’s leading warranty provider for new homes, advises carrying out an annual review to help keep everything in good working order. Here are just a few of the items its worth checking: The roof - try to get a look
at your roof from the outside. Check to see if any tiles are cracked or have slipped as these will need to be replaced by a professional roofer. Guttering
- moss,
leaves and other debris can accumulate in gutters. Blockages can be bad news so make sure that guttering is cleared at least once a year. Again this should, ideally, be carried out by a professional
for safety reasons. Exterior woodwork - this
should be regularly repainted or restained to preserve the wood. New houses will first need repainting after about two years - after that homes need to be repainted or stained at intervals of four to five years, more often if you live by the sea because salt and wind are damaging to paint. Fences - boundary fencing
may last for many years but its life can be extended if a protective fence treatment is applied. A quick check on your
home will help identify areas that need attention and catch problems at an early stage. Talk to a professional
who can carry out regular maintenance to keep your home just the way you want it - in top shape. If you have decided to
purchase a newly converted or renovated home you may have done so for the character and charm such properties offer.
Converting an existing building into a new home can breathe new life into the local area and is often encouraged by local planning authorities and English Heritage. But ensuring the successful transition from a former use to residential or upgrading an older home (whilst retaining the original character) will present designers and builders with many challenges. Many builders specialise
in the conversion of older buildings, they will be able to advise you on what is possible and achievable and give you an estimated costs.

Animal World Dental care of your pet DENTAL disease is an
extremely common condition in dogs and cats. We find that even by two or three years of age, many dogs and cats have evidence of this disease. Signs can be subtle and sometimes it is not noticed until it is very advanced, often at routine check-up at the vets, and by this stage the disease will require professional cleaning and polishing and possibly multiple tooth extractions. Dental issues can be very painful and can lead to serious infections. Dental disease begins by a
build-up of plaque (a sticky film of bacteria) on the teeth. Over time, this hardens and becomes mineralised to form tartar. When tartar forms under the gum-line, this can lead to red, swollen and painful gums -‘gingivitis’ - and
eventually periodontal disease, which is inflammation and dis- ease of the structures surrounding the tooth which stabilise the tooth in its socket. The roots of the teeth can become exposed and this tooth will be loose and painful, and require extraction. Most pet owners do not brush
their pet’s teeth on a regular basis like they would brush their own. Dental care should be regarded just as important in dogs and cats. Owners should get their puppy or kitten used to examining their mouth and brushing their teeth from a young age. To look at your puppy or kitten’s teeth and gums, lift up the upper lip gently on each side. Take care if your pet may be snappy. Make sure to look at the furthest back teeth also. Once your puppy or kitten is used to

this, you can introduce gentle tooth brushing. You should use a toothpaste that is specifically designed for pets, as human toothpaste contains substances which can be harmful to dogs and cats. Pet toothpaste is designed to be swallowed.
toothpaste is a good choice; this will come in an appealing flavour for your pet such as ‘poultry’ fla- voured. Begin by smearing the toothpaste on your pet’s teeth and allow them to get used to this. Then introduce a toothbrush
‘Enzymatic’
slowly. Use a toothbrush designed for pets or otherwise a soft chil- dren’s toothbrush. You should brush your pet’s teeth as frequent- ly as possible; daily brushing is advisable. Using chews and toys can also help, and a good quality diet. There are veterinary dental diets formulated to reduce plaque build-up and dental disease. What you should look out for:
Change in eating or chewing hab- its; Smelly breath; Excessive drooling; Red or swollen gums; Yellow/brown tartar build-up;
Broken or missing teeth; Grey or brown discolouration of teeth; Bumps or growths within the mouth; Weight loss, depression or reluctance to eat. Once tartar is present on the
teeth you should seek advice from your vet. This tartar can only be removed by professional descal- ing. It is advisable to get a full dental check-up for your pet annually but if any of the above symptoms are observed then seek your vet’s advice immediately.

www.framandsax.cats.org.uk Offer and Acceptance Do you remember how it works?
MANY people will have studied or experienced the basic ele- ments of the Law of Contract. You certainly don’t need to be a solicitor for that. The idea that a contract emerges out of an offer by Fred and an acceptance by Tom is quite commonplace. And it works. The only tricky point you have to remember is that Tom can’t add new terms into his “acceptance”. If he does it counts as a counter-offer which completely cancels out Fred’s original offer which then ceases to exist. Fred has the option of accepting Tom’s counter-offer or not. If he declines Tom does not have the right to revert to Fred’s original offer and purport to accept it. It has completely gone without leaving any trace. Of course, the principles
about an offer and an acceptance are usually most relevant when getting into a legal relationship, but they apply equally as well when trying to get out of one. In the recent case Gibbs v Lakeside (2017) Ms Caroline Gibbs was claiming damages from Lake- side in connection with the for- feiture of a lease. She did not really want to go to court. A date for a hearing was appointed by the court, and about one month before that date the parties began negotiating a possible settle- ment. Ms Gibbs said, by a letter of 1st March 2016 that she would accept £90K if accepted on or before 4pm onMarch 9th 2016 with the sum being paid to her account before 4pm on 16th March 2016. Lakeside replied by email of
MARCH 2017
March 8th 2016: “The claimant accepts your offer. I attach a draft consent order for your con- sideration and approval.” How- ever, the draft consent order deviated from the terms of Gibbs’s offer and provided for payment of the settlement sum by April 8th 2016, rather than March 16th 2016. Was this an acceptance or a counter offer? It was decided by the court that it was a counter offer, which Ms Gibbs did not accept. And as the original offer by Ms Gibbs had disappeared that, too, could no longer be accepted, so there were no terms on the table and the parties, having been so close in their attempt to settle, had to continue with their litigation. Halesworth Brocante Antique & Vintage Market
AFTER a two month winter break the first Halesworth Bro- cante of 2017 will take place on Saturday 4th March at the Old Print Works in Halesworth. This very popular indoor market is organised by Blackdog Events in conjunction with the Halesworth & Blyth Partner- ship. Started in March 2016 the aim of the market was to increase footfall in the town on a Saturday when most business- es would be open and benefit from the extra trade. The initial aim was to get around twenty brocanteurs selling at the mar- ket but this quickly swelled to an average of thirty five to forty sellers at each market with addi- tional ones outside during the summer months. Being com- pletely under cover with free admission the market has a real buzz to it with Brocanteurs offering for sale an eclectic mix of antique furniture, vintage fabrics and clothes, jewellery,

china, vintage tools, pictures, taxidermy, kitchenalia and much more. Halesworth sets itself apart
from the other local market towns with its pedestrianised Thoroughfare and medieval Market Place. Just nine miles from Southwold, visitors from across the region are always delighted to discover what a lovely town Halesworth is. Whilst the Brocante is first port of call for most visitors on a Brocante Saturday, many then spend time visiting Hales- worth’s unique range of shops and eateries in the Thoroughfare before making their way up to The Market Place which over the last year has taken on a new lease of life. Blackdog Antique Centre at the far end opened in May last year and is housed in a beautiful Tudor building for-
merly the Three Tons. Just across from Blackdog is the ‘Boarding House’ restaurant, which in less than a year has established an excellent reputa- tion for fine dinning. With three other antique and vintage shops in the Market Place plus the Market Place Wine Shop, Allen’s the butchers and the ever popular Pinky’s, plus other independent shops it warrants a visit. The Market Place also has the advantage of easy parking and loading. Following the suc- cess of the traditional Christmas Food & Drink Market. The first event planned for the Market Place this year is a Spring Gar- den Market on Saturday 29th April for more information about the market email: ablack-
