am pleased to report another strong period for Dart- mouth’s property market. May and June have continued in much the same vein as April with plenty of sales being


agreed. The only slight concern is that, although lenders have increased their activities recently, every ‘t’ has to be crossed and every ‘i’ dotted and some lenders will find any old excuse not to lend. This has resulted in some agreed sales

falling through which it is frustrating, to say the least, for all concerned. There is, however, slower activity in the middle market (£500k-£800k) across the region at present. This is probably due to much of it being outside the reach of most holiday home buyers and so it will take a few months for the confidence at the lower and up- per ends of the market to ripple through. Let’s concentrate for now on the good news. Although intermit- tent, there is generally plenty of activity in the market with agents reporting excellent sales figures. Most would say of course that it is the competitively priced proper- ties that attract the buyers but it’s true and this is unlikely to change for some time. Improved weather at the end


of May and the beginning of June had a noticeable impact on activ- ity. It always amazes me what a difference a bit of sunshine can make to something as fundamental as the proper ty market. This has always been the case and we must hope that those couple of weeks weren’t all we will see of Summer! Some properties that have been

on the market for long periods of time have also star ted to attract buyers as their prices fall into line. This is great news of course for those vendors who have been try- ing to sell without success. In summary, the market has


definitely turned a corner although there will always be peaks and troughs along the way. We are ever mindful of bad news, espe- cially from Europe which could be a set back but I am cautiously optimistic for the rest of the year. Richard Blake 01803 832288
