package, which has aided co-ordination. The early involvement of Atkins meant that any building changes needed could also be incorporated into the M&E services, whilst M&E contractor Inviron also has input. “Inviron were on board before the roof went up, which is
really good,” says ISG Jackson project manager, Geoff King. “I’ve worked on jobs where that wasn’t the case and because of that you’re having to add in new risers or cut into concrete. The good thing here is that Inviron are having some say in what goes in the routing boxes and are helping us and Atkins tweak the design.” Outside the building, the environmental credentials also
stretch to a drainage system aimed at preventing rainwater from the site pouring down the sewers. “We are putting in swales for water attenuation that will take
water from the roof and not put stress on the sewers,” adds King. “The foul water is linked to the drains, but everything else on site will drain away naturally.” Key to that drainage is porous paving and a 71 m long, 5 m
wide and 2.5 m deep soakaway that will include 800 cubic metres of various sized aggregates, most recycled. King says: “The soakaway was an egg-crate contraption but we value engi- neered it down to a traditional design with layers of stone.” A traditional brick and block superstructure will be boosted
to a higher density due to security requirements, while the roof – a mixture of pitch and flat – will feature timber trusses and a standing seam aluminium single ply performance membrane. Building work is due for completion in spring 2012 and
North Essex Partnership NHS Foundation Trust chief executive Andrew Geldard expects the scheme to be “an important build- ing and an important treatment centre.” For the design and con- struction team, achieving that BREEAM rating of ‘Excellent’ is equally important.
