Visiting properties is the exciting bit but it’s important you keep a clear head and a detailed record of the properties you view. You need to understand everyone’s role in the transaction and be clear in briefi ng agents and developers exactly what it is you’re looking for.


An inspection trip is not a freebie, if you accept a developer subsidising your trip then expect them to show you their properties in detail and why they think you should buy there


If you want to have time to view properties from a range of developers, it is better to plan your own trip


Check the track record of the developer, what they have built before and what the occupancy level of the development is


Make sure your lawyer carries out full due diligence on any property you intend to buy


Don’t sign anything you don’t understand, get it checked by your lawyer


A good agent is key to fi nding what you want, just remember they are usually acting on behalf of the vendor


Ask lots of questions and take lots of photos. An agent should know a lot about the region, the property and the buying process Is the agent licensed or a member of a industry body such as the AIPP?


Make sure you factor in the additional costs you will incur as part of the purchase along with any ongoing maintenance costs and that you can afford them


If letting your property post-purchase is important to you then give yourself every chance of securing those bookings


Find a property that stands out and gives the market what it wants Make sure your property is easily accessible for guests
