Alan Tems is the new general manager at JJ Homes. With a background in hospitality as well as property, he talks to Flat Living about his new role

Question: What is your role at JJ Homes and how long have you been with the company?

Answer: I took up the position of General Manager at JJ Homes (Properties) Ltd in April 2011, having most recently been employed as Chief Operating Officer with the Regis Group plc. My role within JJ Homes is in the implementation of operations and standards in order to allow the company to increase its portfolio of properties under management, particularly aiming at the large new luxury developments being built all over London.

Question: What is your experience in the leasehold property sector?

Answer: After qualifying in hotel management, I worked in luxury hotels all over the country from Aberdeen to

Sussex. I then moved into property. I had ten years experience working within the industry for an international property management company where I started from scratch their own property management section of the company. As Residential Estates Manager for Ballymore Properties Ltd, I was responsible for setting up the property management department in 2004 after the company decided to take direct control of their portfolio from the previous managing agents. I dealt with all aspects of the property management function as well as being involved with new Ballymore projects both in the UK and Ireland. I took responsibility for compiling service charge budgets as well as putting together all the operating procedures for the buildings in order to satisfy planning considerations.

Question: What made you decide to move from the hotel sector into property?

Answer: The property industry appealed to me as an area that badly needed high standards of service delivery. I could also see a need to introduce procedures and operations within (particularly) the high end luxury market. This became an area that suited my background in hotel management to the ground. I was given the opportunity to stamp my mark from the start and I needed a fresh challenge which continues to this day within my present role.

Question: Are there comparisons to be made between the two sectors?

Answer: Many. To name but a few: delivering a service to the owners and residents within blocks of flats to a high standard; staff management across all areas and contractor management.

Question: What do you hope to bring to your new role as a result of your career to-date?

Answer: I have proved myself skilled in formulating management strategies in the operation of buildings, as well as having considerable experience in the selection, training and development of teams of management and staff and therefore I consider myself well qualified for my new role at JJ Homes. I also have a passion for providing the highest standards of service delivery and I genuinely believe that nothing should be too much trouble when striving to meet customer’s needs.

Question: Would you recommend property management as a career to others?

Answer: Absolutely. You could not find a more rewarding and varied career. You must be prepared for hard work, long hours and commitment.
