Large stone house located in the village of Los Piñeros, close to the lovely seaside town of Luarca and just 40 minutes from Asturias airport. The house has four bedrooms, a kitchen, sitting room and bathroom on the fi rst fl oor, plus an attic room, and a barn on the ground fl oor. There is also a separate “horreo” (a traditional raised Asturian granary), a small stone barn, and a vegetable garden. Although it needs renovating, much of the building is in good repair so Max could move in straight away, and there are some lovely features such as the fl oorboards and traditional stove in the kitchen. Max could also convert the two barns and the horreo into guest accommodation. It has recently been reduced by €18,000.
MAX LIKES: • I was pleased to see this location, as I was on a recent trip to Asturias, visited Luarca and loved the area.
• I can really see the potential of this house. The weather on the day the picture was taken perhaps doesn’t do it justice but it could be beautiful.
• The small stone barn is particularly interesting. Maybe it could be transformed into a holiday cottage.
MAX DISLIKES: • The price is well over my cash budget, so I would need a mortgage. • There is very little land to play with, only 250 square metres.

This stone house has all the features you need for a B&B – good access in a beautiful valley, a village location, good internet and mobile coverage, mountain and river views, an airport less than an hour away, and lots for visitors to do all year. It is in need of serious restoration but has water and electricity connected. The house is close – but not too close – to the river, and its own land includes some wonderful forest trails down to the river. The main town of A Pontenova is just a couple of miles away, and the coast is 15 miles away. It is in the Turia Valley, an EU biosphere and protected region on the Asturias/Galicia border, with the new motorway cutting the journey to Asturias airport to an hour.
MAX LIKES: • I loved this one – I really like stone houses. • The location looks interesting. • The land is a good size and the outbuilding is a plus. • The price is excellent; I only need to fi nd out how much it would cost me to make this house habitable and ready for business.
MAX DISLIKES: • Not sure how good the access is in this area. • I don’t know much about rural Galicia and always preferred Cantabria and Asturias, but I could explore it a bit more.
