Our aging parents are moving to a senior community. The new home will cost $275,000. They will sell their old home for $220,000 and apply the sum to the new one. To make up the dif- ference ($55,000), we three chil- dren are giving them monetary gifts. Child A will give $12,000; child B, $15,000; child C, $28,000. When both parents pass away, we will sell the house for our in- heritance. What’s the fairest way of dividing the proceeds? —Mitch, Pleasant Grove, Utah The answer (with adjusted fig- ures) also applies to many other children who contribute toward housing for parents. Probably the fairest way to handle this is to treat the monetary gifts as investments. Here’s how: First, the sale price of the house will change over the years. Whatever it is then, you could plan on child A receiving 12/275ths of it to re- pay his or her “investment”; child B would get 15/275ths; child C would get 28/275ths. Then divide

price of the house triples. (Let’s hope that your parents live a long time, and their community becomes even more desirable!) Of the $825,000 sale price, child A would receive $36,000; B would get $45,000; and C would get $84,000. Then each would get another $220,000. ($825,000 less the $36,000 + $45,000 + $84,000 leaves $660,000. Divide that by three to get $220,000 per child.) In all, child A would receive $256,000, child B would get $265,000, and child C would get $304,000.
