Success depends on where you are I
t’s far too easy to feel gloomy about the outlook for the overseas property sector in 2012. Long-established
players in Northern Europe, selling homes abroad in countries like Portugal, Spain or Greece are undoubtedly facing a tough challenge. But what if you are a Miami-based agency selling residential investments to potential buyers in Venezuela or Brazil? Or a residential tourism developer thinking about a new golf course in Asia? Or a trusted partner in Brazil’s exploding social housing sector? Is it time to think about a complete new way of doing things, and moving into new territory?
According to developer John Morphet, a top quality golf course offering residences in Barbados is a “bomb-proof” idea. He says his is currently seeing a 15% year-on-year rise in rental yields at the scheme he work on because “Barbados is a place where people aspire to go. It isn’t Europe, it isn’t Malaga... it is an exotic place.” It is all about being in the right place at the right time argues Morphet, and plenty of other golf sector experts agree with him in OPP’s review of
the market this month, on pages 44 to 46. Golf is about to spread more tentacles into Asia, as the U.S. market declines. The sport, and the developers who go with it, are taking a world view. Location is all ... “it entirely depends on where you are,” says Morphet. Follow the money. Find a growth market and build something alluring and aspirational, something that makes people feel good about buying there, and living there. Our Last Word interviewee Anthony Armstrong-Emery is doing just that, but from a different angle. His niche is the social housing sector in Brazil, and he says he cannot think of anywhere else he would rather be right now. Government funding, massive levels of pent-up demand and the looming bonanza of two enormous global sporting events (The FIFA World Cup in 2014 and The Olympic Games in 2016) are all coming together to make his fi rm, EcoHouse Developments, very busy indeed.
