Deals to note this month include: 1. Project: Motor Hotel located in a Canadian national park. 5 acre site with additional off -site staff living quarters, plus extra land for future building. 2. Project: Lac de Saut de Loup - a 62-hectare development site in south-west France, 30 mins drive from Bergerac airport and 60 mins drive from Bordeaux. Freehold plot encloses a lake of 12 hectares. Adjoining the land are several com- munal sports facilities including soccer, tennis, multi-sports hall, & restaurant. Malaysia: retirement home


1. Project description: Help develop a vacant property on the coast in Sabah in Malaysia as a high-end retirement home. This will be an integrated project including a small hotel, a health clinic, a shopping mall and a fully-integrated retirement home with a wide range of facilities. 2 Location: Kudat, which is 2 hours from Kota Kinabalu Town. An alternative location could be Tuaran a 45-minute drive from Kota Kinabalu Town. 3 Type of deal being sought: We would like to be the Project managers on this deal and we are seeking an investor/developer to work with us. 4 Value: This whole project will be developed in stages. We believe that the planning and design phase will cost RM1.5million or US $500,000 approx. After that, stage one will be the acquisition of land. We have identified 100 acres valued at RM300,000 per acre which is RM30 Million or US $10 million. Stage two will the planning and development of the retirement homes - and we envisage constructing 100 units at a total cost of RM30,000,000 or US $10/-million approx. We would be preselling the properties at this point. Stage three will be a RM50,000,000 or US $16million development of the other facilities at the site such as shop lots, a supermarket, a medica clinic and a variety of other recreational facilities. 5. Ghana: airport hotel


1. Project description: We are property developers based in Johannesburg, South Africa, with property developments in South Africa, Mauritius, Mozambique, Ghana and other parts of sub-Saharan Africa. We are currently the appointed developers for a 180-bed airport hotel in Accra in Ghana and a 10,000 sqm airline office building which will be let to International Airlines. In total these two projects have a total capital value of close to US $60 million. 2 Location: Accra, Ghana. 3 Type of deal being sought: We are currently structuring these deals and would be interested in talking to the following: 1. Equity and debt providers for these type of projects. 2. Cyprus:


sports tourism


1. Project description: Tourism and educational sports and leisure resort, to be built on 280,000 sqm of land. We aim to build a village with a state-of-the-art sports academies, offering visitors accommodation and leisure facilities. The preliminary concept is in place, and we have full architectural designs and drawings, a feasibility study and extensive due diligence in place. The plan includes the following: a 4 Star Hotel; a resort village; estate villas; a tennis club and sports hall; a tennis academy; retail facilities including restaurants, bars, and shops; and marina and beach facilities (which are under consideration and consultation.) Massive gas and oil finds off the East Coast of Cyprus make this the perfect time to invest in the Cypriot real estate sector. 2 Location: Potamos in the Liopetriou District. 3 Type of deal being sought: We are seeking investors prepared and financial partners and we are willing to speak to all interested parties to establish the most effective solu- tions for both development and monetary benefit. Brazil:


hotel and villas


1. Project description: Invest Property Brazil is seeking a JV partner to buy or fund the development of a US $7 million site of 36.75 hectares, with 1.8km of beachfront which would be developed into two 40-room boutique hotels plus 50 hotel villas, and 416 apartments and penthouses, and 27 villas. Planning consent is in place. Pre-funding of the construction of the hotel element can be obtained from the State Development bank as the hotel layout conforms to their lending criteria. A boutique hotel group has issued a letter of intent confirming that they wish to manage the hotel and resort, and will take a long-term lease or similar of the hotel accommodation. 2 Location: Ceara State in North East Brazil. Site is 165 km from Fortaleza; 55 km from Mossoro; 22 km from Aracati; and 12 km from Canoa Quebrada. It is also 29 km from new national airport of Aracati and 165 km from the international airport of Fortaleza-CE. 3 Type of deal being sought: Joint Venture partner to buy or fund the project. 4 Value: The Project has a potential Gross Development Value (GDV) of approx US$100m for the condominiums & villas assuming sales at R$ 3.100,00 (US$1,800) sq m for phase 1 plus approx US$23.7m GDV for the hotel. Funding for the construction of the hotels -of up to R$14m approx / US$ 8.2m - is available from the State Development Bank. 5. Mexico: family resort


1. Project description: We want to develop a family-friendly resort at Mahaua Beach, Mexico, on the Pacific Coast. Plot size: 136 acres, offering about 1 km of oceanfront on a pristine beach. Ideal for a low density, sustainable development. Site has a gradual slope from 0 to 200 ft above sea level. Great weather all year round. World class surfing north and south of the site. Fresh water & energy available. Comfortable access by paved and/or dirt roads from the main highway. 10 minutes north of the town of Troncones. 25 minutes north of the Fonatur resort town of Ixtapa and a 45 mins drive from the international Airport of Ixtapa-Zihuatanejo (ZIH) 2 Location: Mahaua Beach, Mexico, Pacific Coast. 3 Type of deal being sought: We are seeking equity partner, a JV partner or a buyer (or a combination thereof ). Spain: built care home


1. Project description: We are a residential live-in, warden assisted care home. the project comprises 11 built blocks, with gardens, and sport and rehabilitation facilties. The site has 57 car-parking places, storage rooms, terraces, a solarium, 247 single rooms (each measuring 17 sqm), kitchens, dining rooms and a halls. It has been registered in the Land Registry of the Property and operated with a municipal license of activity as a “Residence of the Third Age,” granted on January 27 2004 by the City council of Torrevieja. Transaction price at this time was €14.5 million and the scheme was free of debts. Today, the mort- gage has been cancelled by the bank. An independent bank valuation / appraisal of the building was recently undertaken, valuing it at €22 million. Interested parties would have to pay an initial deposit of €200,000. The deposit is refundable, should their be a problem obtaining the local town hall licences at a later stage. If this happened, the deposit would be given back to the interested party and the contract would be dissolved. 2 Location: Torrevieja in Alicante. 3 Type of deal being sought: We need an investor or an outright buyer. 4 Value: Bank reposession price is €14,5 million.
